This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance. 2. Zoning was not able to locate any information on the final plat which states that the "Temporary Turnaround Easement" is to be abandoned. Provide documentation that supports the abandonment of this easement. D.S. 2-02.2.1.A.20 The existing "Temporary Turnaround Easement" will need to be abandoned prior to approval of the site plan. Contact the City of Tucson Real Estate department for the requirements to abandon this easement. 3. In your response to Comment 16 you state that a lot combination will be recorded. This said, the east property line shown on this site plan is shown as a straight line. Based on a copy of the submitted plat, this property line would have a jog at the proposed Lot 6, please clarify. Also once the proposed lot combination is complete there does not appear to be any access to Lot 6, please clarify. 4. D.S. 2-02.2.1.A.9 The dimensions shown on Detail1/C1.2 are not shown correctly. Review D.S. 2-09.5.1 and D.S. 2-09 Figure 9. The distance between racks is 30" and the detail shows 30" on center. The distance required from the side of the rack is 30" measured from the outside edge of the rack, not the center. 5. Until the final plat is approved and the above comments either corrected or clarified this site plan cannot be approved. 6. Ensure all changes to the site plan are reflected on the landscape plan. 7. Design criteria are set forth in Development Standard 10-01.0. LUC 3.7.4.3.A Refer to section 4.2.1 of DS 10-01 (pages 74-80 of the Stormwater Detention/Retention Manual) for technical requirements and guidelines for basin configuration, shape and side slopes. Variation in basin shape and sideslopes is recommended. Curvilinear shapes are preferable to geometric ones where possible. When rectilinear or geometric shapes are used, soften the contours with minimum 10-foot radius curves. Continuous uniform slopes shall not exceed 20 percent of the basin perimeter. 2. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the Site Plan. 2. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
