COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance.

2. Based on review of the current zoning maps and approved plat for this project there has been an error found in the City of Tucson's Zoning maps. The parcel for this project has split zoning of I1 and C2. Show the split zoning on the plan. The C2 portion is located in the southwest corner of the parcel.

3. D.S. 2-02.2.1.A.6 Provide an overall north-south building dimension for the proposed building.

4. D.S. 2-02.2.1.A.6 Provide the proposed building height on the plan.

5. D.S. 2-02.2.1.A.8 Per the International Building Code (IBC) Table 1106-1 the required number of accessible vehicle parking spaces is based on the total number of provided vehicle parking spaces. This said, based on thirty-seven (37) vehicle parking spaces provided, two (2) accessible parking spaces are required, one (1) being van accessible. Revise the plan to show two (2) accessible parking spaces.

6. D.S. 2-02.2.1.A.8 The proposed security gate, keynote 5, will be required to remain open during business hours due to the required parking located with the secured area.

7. D.S. 2-02.2.1.A.9 Class 2 bicycle parking detail 1 sheet C1.2 is correct for two (2) bicycles. Per LUC Sec. 3.3.3.5 the required number of bicycle parking spaces is based on the total number of vehicle parking spaces provided, not required. This said, revised the detail to accommodate the required three (3) bicycles.

8. D.S. 2-02.2.1.A.11 Provide a width for the parking area access lane (PAAL) located at the security gate.

9. D.S. 2-02.2.1.A.11 Provide a width for the PAAL located within the north parking area.

10. D.S. 2-02.2.1.A.12 Per D.S. 3-05.2.3.C.1 the paved area shown north of the proposed loading spaces will require some type of barrier around the entire perimeter of the pavement to prevent vehicles from accessing the unimproved portions of the site. This includes the north and south sides of the PAAL used to access this area.

11. D.S. 2-02.2.1.A.12 Provide some type of accessible access ramp, with truncated domes, for the proposed sidewalk at Wall Street where it will intersect with the existing PAAL to the south.

12. D.S. 2-02.2.1.A.13 If applicable, provide the location, type, size and height of existing and proposed freestanding signage and billboards.

13. D.S. 2-02.2.1.A.14 Clearly identify the maneuvering area for the loading spaces on the plan.

14. D.S. 2-02.2.1.A.18 Label Interstate 10 as a "MS&R ROUTE".

15. D.S. 2-02.2.1.A.18 Add a note to the plan stating "THIS SITE PLAN IS DESIGNED TO MEET THE REQUIREMENTS OF THE OVERLAY ZONES CRITERIA: SEC. 2.8.3 MAJOR STREETS AND ROUTES (MS&R) SETBACK ZONE".

16. D.S. 2-02.2.1.A.20 The existing "Temporary Turnaround Easement" will need to be abandoned prior to approval of the site plan. Contact the City of Tucson Real Estate department for the requirements to abandon this easement.

17. D.S. 2-02.2.1.A.25 If applicable, provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting.

18. D.S. 2-02.2.1.A.28 Revise the adjacent parcel zoning to reflect the C2 portion along the southern end of the property. See comment 2 above.

19. D.S. 2-02.2.1.A.31 Revise the development designator to show both the C2 DD 31 and I1 DD 34.

20. D.S. 2-02.2.2.A.3 Provide a Floor Area Ratio (FAR) for the C2 portion of the parcel and a FAR for the I1 portion of the parcel.

21. D.S. 2-02.2.2.A.4 Revise the required vehicle parking space to read 13 spaces required.

22. D.S. 2-02.2.2.A.4 Revise the required accessible vehicle parking space to meet the requirements of IBC Table 1106.1.

23. D.S. 2-02.2.2.A.4 The provided bicycle parking calculation is not correct. Per LUC Sec. 3.3.3.5 the required number of bicycle parking spaces is based on the total number of vehicle parking spaces provided, not required, three bicycle parking spaces are required.

24. Ensure all changes to the site plan are reflected on the landscape plan.

SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed site plan for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the Site Plan.
2. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
3. Provide all existing and proposed buildings height, overhangs, canopies, and use per D.S. 2-02.2.1.6.
4. Label parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11.
5. Fully dimension loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14. DS Sec.2-02.2.1.A.14: Provide (label and dimension) the required onsite maneuvering area for the loading zone that is shown adjacent to the proposed building. Refer to AASHTO for the national standards for turning radii.
6. Verify that all easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20.
7. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the Site Plan.
8. Provide datum of elevation provided per D.S. 2-02.2.1.23. Provide contour interval on plan.

9. Verify that all fences, walls, or vegetation for screening and sight visibility are shown by type, material, height, location and spacing per D.S. 2-02.2.1.27.
10. Show site plan activity number on each sheet in the lower right hand corner of all sheets per D.S. 2-02.2.1.29.
11. Revise Dumpster Plan Detail to include dimensions and notes as indicated on Solid Waste Disposal (Refuse) detail per D.S. 2-02.2.1.32 and D.S. 6-01.0. See the attached detail and modify detail accordingly.
12. Pedestrian access to trash enclosure required.
13. Please show a typical cross section of the P.A.A.L. or call out additional percentage of slopes. Call out the GB at the D/W, if applicable.
14. Show the proposed roof drainage patterns and provide drainage arrows to depict direction of flow per DS Sec.2-02.2.1.A.16:
15. A grading permit and Stormwater Pollution Prevention Plans (SWPPP's) will be required for this project. Submit 3 sets of grading and SWPPP's with text, upon completion and submittal of a grading permit application. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans.
16. Cut/Fill quantities exceed 5,000 cubic yards. Provide soils report with grading submittal.
17. The Site Plan is currently in review. Any changes made to the Site Plan must be reflected on the Grading Plan. The Site Plan and Grading Plan must match.
18. It appears that easement has been recorded per Final Plat, provide recordation information for 12' drainage easement on site plan.
19. Verify that all details indicated minimum 2' setback from any property line to the beginning of any grading. Minimum 2' of undisturbed area is required from any property line. If area is proposed to be disturbed property documentation from adjacent property owner(s) will need to be provided.
20. Verify that all Q100 values are represented on the site plan.
21. DS Sec.2-02.2.1.A.32: Label and show the maneuverability for refuse vehicles in plan view at the proposed refuse container location. Area does not appear to allow for 14' X 40' clear approach, show access dimensioning to proposed trash enclosure.
