COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the area of expansion only. This decision is based on the building expansion calculation provided.

Just for clarification, Zoning's prior review was based on sheet C-2 and the following comments are based on sheet C-2. Zoning acknowledges that sheet x2.1 has been added and that some of the requested changes were done on this sheet. As sheet x2.1 does not have all of D.S. 2-02's required information it has not been reviewed.

2. This comment has not been clearly addressed. Zoning acknowledges. D.S. 2-02.2.1.A.12 Provide the pedestrian circulation/accessible route required per D.S. 2-08.3.1 to the existing buildings on site.

3. This comment was not addressed. The area now called out under keynote 4 is required to be a sidewalk. This sidewalk may be either raised or flush with pavement. The wheel stops will be required due to the width of the sidewalk. Please clarify if the sidewalk called out under Keynote 5 is raised for flush with the pavement. If flush with the pavement as it appears then wheel stops area required at all parking spaces. Truncated domes would only be required at the east and west end of the sidewalk, not at both sides of the landscape islands as previously stated.

Ron Brown, Structural Review, City of Tucson, Development Services Department has taken over review for accessibility, ADA. The following comments are based on information from Ron Brown. If you have any questions contact Ron Brown @837-4908.

4. The provided crosswalk from the proposed accessible parking area to the building may not cross the drop-off area as shown. Zoning's recommendation would be to move the accessible parking to the south parking area and provide the crosswalk at the south end of the drop-off area.

5. Ensure that all changes to the site plan are reflected on the landscape plan.

6. Additional comments may be forth coming depending on how each comment has been addressed.

The configuration of the parking lots, entrance drives, location of plants, and shapes/locations of the planter islands are not consisitent between the plan drawings. For consistency show all planter islands, parking lots and entrance drive widths to be the same on all site plans and landscape plans.

2. Provide landscaping information, including location and type of parking lot canopy trees provided for the reconfigured handicap parking space area to the east of the new building.

3. Any required changes to the site plan must also be reflected on the landscape plan.

A. ACCESSIBILITY CONTROL FROM LOADING ZONE AND PARKING IS INADEQUATE.
1. SHOW 5' WIDE ACCESS AISLE MARKED AS PER 2006 IBC, SECTION 1106.7 AND ICC 117.1, SECTION 503. PROVIDE MARKED ACCESS AISLES AS REQUIRED BY 503.3.2.
2. MARKED CROSSING CONNECTION TO LOADING ZONE MUST BE A MARKED, NO PARKING ACCESSIBLE ZONE ACROSS THE LOADING ZONE AND CONNECTING TO THE ACCESSIBLE ROUTE ADJACENT TO THE BUILDING AND ACCESSIBLE FRONT ENTRANCE.
3. A CONTROLLED ACCESS FROM THE ACCESSIBLE ROUTE TO THE NO PARKING ACCESSIBLE ZONE ACROSS THE LOADING ZONE NEEDS TO BE PRECEDED BY A DETECTABLE WARNING.
4. TO DIRECT PEDESTRIANS WITH VISION IMPAIRMENTS ALONG THE BUILDING ACCESSIBLE ROUTE TO THE MARKED CROSSING WITH DETECTABLE WARNINGS, REDUCE THE RAMP AREA TO SOMETHING NO SMALLER THAN 5' WIDE AND EXTEND THE SIDE WALK RAMP AND 6" CURB (PHYSICAL SEPARATION AS REQUIRED BY D.S. 2.08.4.1) TO THIS LANDING.
II. EAST ENTRANCE
A. PROVIDE A PASSENGER LOADING ZONE THAT COMPLIES WITH 2006 IBC, SECTION 1106.7, ICC 117.1, SECTION 503. PROVIDE MARKED ACCESS AISLES AS REQUIRED BY 503.3.2. LOADING ZONE MUST BE A MINIMUM OF 13' WIDE.
B. PROVIDE A SIDE WALK RAMP WITH DETECTABLE WARNINGS FOR ACCESS FROM THE LOADING ZONE TO CONCRETE ACCESSIBLE ROUTE.
III. TWO MARKED CROSSINGS AT NORTH EAST CORNER OF BUILDING:
A. PROVIDE A FULL LENGTH MARKED CROSSING TO THE NORTH END OF THE ACCESSIBLE ROUTE BETWEEN THE ACCESSIBLE PARKING SPACES.
1. AT THE SAME LOCATION, EXTEND 6" CURB OF LANDSCAPING BORDER TO THE FULL WIDTH OF THE ACCESSIBLE ROUTE.
2. PROVIDE A 2' DEEP DETECTABLE WARNING AT EDGE OF ACCESSIBLE ROUTE AT CONNECTION TO THE MARKED CROSSING.
B. AT THE MARKED CROSSING CONNECTING TO THE EXISTING FACILITIES, SHOW A MAX SLOPE 1:12 SIDEWALK RAMP WITH A 2' WIDE DETECTABLE WARNING AT THE BOTTOM OF THE RAMP. ICC 117.1 SECTION 405 AND 406.
IV. SHOW HOW THE NEW ACCESSIBLE ROUTE CONNECTS TO THE EXISTING ACCESSIBLE ROUTE AND PROVIDES ACCESS TO ALL EXISTING BUILDINGS. NEED AN OVERALL SIDE PLAN SHOWING BOTH NEW AND EXISTING ACCESSIBLE ROUTES SHOWING ALL ELEMENTS AND CONNECTION.
