TRANSMITTAL DATE: March 31, 2008

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the area of expansion only. This decision is based on the building expansion calculation provided.

2. Provide a copy of the recorded document along with a copy of the Assessors Office receipt. Zoning acknowledges receipt of a copy of the Covenant Regarding Development and Use of Real Property signed and notarized. This covenant needs to be recorded at the Pima County Recorders Office prior to approval of the site plan. Also prior to recording this document place the T07CM04528 number on the covenant as the Case No.

3. This comment has not been clearly addressed. There is a crosswalk near the northeast corner of the building that does not appear to go anywhere. There also appears that there is may be some type of connection to the existing parking garage. If this is the proposed pedestrian circulation/accessible route demonstrate how it works through the parking structure. D.S. 2-02.2.1.A.12 Provide the pedestrian circulation/accessible route required per D.S. 2-08.3.1 to the existing buildings on site.

4. Provide a copy of the approved and stamped plans that approve the Central Lot prior to approval of this site plan. Zoning acknowledges that there are parking area reconfigurations and a temporary parking area planned that may affect the required parking for the proposed building. It appears that the parking lot reconfiguration for the West Lot is to be done in conjunction with the proposed building. It is not clear when the proposed reconfiguration for the East Lot is planned and if this reconfiguration affects the required number of parking spaces for the proposed building. Also the proposed temporary parking lot must be permitted prior to approval of the of this site plan.

5. After discussions with Ron Brown, Structural Review, City of Tucson, Development Services Department in regards to the ICC/ANSI A117.1-2003 and the requirements for detectable warnings (truncated domes), it has been determined that some locations previously requiring truncated domes may no longer require them. The following comments are a direct result of these discussions. If you have any questions in regards to the requirements for truncated domes contact Ron Brown @837-4908.

6. Please clarify if the sidewalk called out under Keynote 5 is raised for flush with the pavement. If flush with the pavement as it appears then wheel stops area required at all parking spaces. Truncated domes would only be required at the east and west end of the sidewalk, not at both sides of the landscape islands as previously stated.

7. The truncated domes along the drop off area are not required. The bollards, or physical separation is still required.

8. Ensure that all changes to the site plan are reflected on the landscape plan.

9. Additional comments may be forth coming depending on how each comment has been addressed.
