10/15/2008 PETER MCLAUGHLIN LANDSCAPE REVIEW Denied 1. The loading zone has been relocated from where it is shown on the approved landscape plan (sheet L1). If the loading zone is to be placed where shown on the revised site plan drawing (sheet AS102) it must be screened from adjacent rights-of-way with a 6-foot high masonry wall per LUC Table 3.7.2-I (within 100 feet of the adjacent street property lines). In addition, if the loading zone is being relocated provide a reivised landscape plan detailing required screening to screen the loading zone from Irvington Road and 13th Avenue.
DS 2-07.2.2.A.3

Site Plan (Revision)

TRANSMITTAL DATE: October 15, 2008

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the revisions made to the plans.

2. D.S. 2-02.2.1.A.9 Per D.S. 2-09.5.1.B A minimum thirty-six. (36) inches will be provided between a bicycle parking space and a perpendicular wall or other obstruction measured from the end of the bicycle rack to the perpendicular wall (Figure 9). This said, on detail A9 sheet AS102, the dimension shown from the mid-point of the bicycle rack does not meet this requirement. Show the dimension from the end of the rack to the wall.

3. D.S. 2-02.2.1.A.12 Per D.S. 2-08.3.1 Within all development, a continuous pedestrian circulation path/accessible route is required. This path/route must connect all public access areas of the development and the pedestrian circulation path located in any adjacent streets. This said, the proposed step, located along the west side of the proposed building, does not meet the requirements for an accessible route to the pedestrian circulation path along 15th Avenue.

4. D.S. 2-02.2.1.A.12 Detail A1 Sheet AS102 the "X" dimension of 3'-0" does not meet the requirements of D.S. 2-08.5.1.A. Revise the dimension to reflect the minimum width of four (4) feet.

5. Additional comments may be forth coming depending on how each comment has been addressed.
