This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " All code references to the International Residential Code and UPC shall be changed from 2003 to 2006 with appropriate paragraph references. Sheet A1 and A6. FOUNDATION PLANS: 1. Locate and detail all footings for new posts or columns showing connections, R301.1. SECTIONS - DETAILS: 1. Show wood framing members resting on concrete as pressure treated, R319.1 item 2 Provide treated sill plates bearing on concrete slabs, R319.1 item 3. 2. Show wood beam seats with 1/2" clearance from masonry on top, end & sides, R319.1 item 4. 3. Show rafter to wall connection using (H2.5) ties having a resistance to uplift of not less than 365 pounds, R802.11.1 (City of Tucson Amended). PLUMBING PLANS: 1. The City of Tucson has adopted the 2006 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code, or provide an isometric drainage diagram for IRC design approval. 2. Show a Plumbing Plan for the relocated Kitchen Sink. Note and specify all piping materials and sizes, UPC 301.1.1. MECHANICAL PLANS: 1. Show a Mechanical Plan for replaced equipment and relocated or extended duct, R303.8 and M1302.1. 2. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). 3. Provide return air duct and register sizes for any new installation, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). ELECTRICAL PLANS: 1. Clarify the symbol description for the fixture switch. 2. Revise the electrical load calculation showing the cooling load entered after the 40% reduction and include the microwave, E3502.2 3. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3801.7. These outlets shall be GFCI protected E3802.3. 4. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11. 5. At least one wall-switch-controlled lighting outlet shall be installed to provide illumination on the exterior side of each outdoor egress door having grade level access R3803.3. 6. Weatherproof covers are required for preventing moisture from entering electrical boxes in damp or wet locations, E3805.11. OUTDOOR LIGHTING CODE 1. Provide a note stating compliance with City of Tucson Outdoor Lighting Code for all exterior fixtures on the property. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show these "R" values of insulation and the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2. 2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value.
