COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the area of expansion only. This said the addition of parcel 140-42-065A to this site constitutes a lot area expansion and a vehicular use area expansion. Provide a lot area expansion calculation and a vehicular use area expansion on the plan. Once provided additional comments may be forth coming.

2. D.S. 2-02.2.1.A.4 Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township and range, section corners and scale.

3. D.S. 2-02.2.1.A.4 Provide typical parking space details for both handicapped and standard vehicle parking spaces.

4. D.S. 2-02.2.1.A.8 Detail 6/SP1.0, the mounting height for the handicapped sign is incorrect. This dimension should be 7'-0" from the bottom of sign to finished grade.

5. D.S. 2-02.2.1.A.20 If applicable show all easements of record graphically on the plan together with recording docket and page reference.

6. D.S. 2-02.2.1.A.28 Provide the existing zoning of the adjacent parcel on the plan.

7. D.S. 2-02.2.1.A.31 Under the "CODE REVIEW - SITE PLAN ONLY, LAND USE:" please clarify what the use is. Zoning was unable to find a use of "BUSINESS" under the Commercial Services Use Group in the LUC. If the uses are "INDUSTRIAL USE GROUP, GENERAL MANUFACTURING & COMMERCIAL SERVICES USE GROUP, ADMINISTRATIVE AND PROFESSIONAL OFFICE" list them as such.

8. D.S. 2-02.2.2.A.3 Provide the allowed and proposed Floor Area Ratio (FAR) on the plan.

9. D.S. 2-02.2.2.A.4 Zoning acknowledges the parking calculation shown on sheet SP1.0. Parking calculations are based on uses that are listed within the LUC not "OCCUPANCYS" listed in the IBC, revise the parking calculation to reflect the correct use or uses.

10. D.S. 2-02.2.2.A.6 Based on the last approved site plan provided the proposed parking areas shown east & southeast of 3801 E. 34th constitute an expansion of parking area. Provide a expansion calculation for the parking area.

RESUBMITTAL REQUIRED: Site Plan

SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed site plan for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the Site Plan.
2. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. Revise note #39 to include note indicating that truncated domes are to replace standard grooves. Modify details or and additional noted to reflect truncated domes.
3. DS Sec.2-02.2.1.A.12: Indicate on the site plan and in details that all handicap access ramps at crosswalks or at the transition of a pedestrian circulation area to a vehicular use area have required detectable warning devices (truncated domes).
4. Label north arrow per D.S. 2-02.2.1.1.
5. Revise location map per D.S. 2-02.2.1.4. A small, project-location map will be provided, drawn at a scale of 3" = 1 mile. Show the subject property approximately centered within a one (1) square mile area. Identify conditions within the square mile area, such as subdivisions, major streets, major watercourses, and railroads. Reference recorded subdivision plats by book and page numbers. Section, township and range; section corners; north arrow; and the scale should be labeled. The cities jurisdictional limits will be shown, if within mapped area.
6. Provide bearings along with property dimensions per D.S. 2-02.2.1.5
7. Correct existing sight visibility triangles along 34th Street per D.S. 2-02.2.1.10. Remove SVT's as noted on site plan.
8. Provide dimension as noted on plan located within south portion of site plan. Dimension appears to be 20' per scaled width - 24' required for PAAL(s). Modify accordingly to site plan.
9. DS Sec.3-01.3.2.C: Depict and label 18-foot radii concrete curbs per City of Tucson Development Standard Figure 6 for Minimum Curb Return Radius. The curbs should be constructed at the edge of pavement and entirely on the subject property, which must also be depicted on the site plan. Indicate curb returns and call out radius on plans.
10. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12. Provide different hatching patterns or label existing and proposed sidewalks. After microfilming reproduction will likely make it difficult to differentiate. Provide dimension for existing sidewalks in legend. If existing sidewalk widths are different clearly note on site plan.
11. DS Sec.2-02.2.1.A.12: Revise the site plan to show the required 5-foot wide sidewalk with curb along the street frontage of 34th Street, 33rd Street and 34th Street.
12. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. Provide finished floor elevation(s) of buildings and finished grades. Provide roof drainage arrows and show roof down spout locations at pedestrian circulation areas. A detail for the dimension of the proposed scuppers that are used for collecting onsite roof drainage at all pedestrian sidewalk is required, refer to City of Tucson details. Any scuppers proposed under the sidewalk will be designed and constructed to convey the 10-year flood flow. Provide a drainage statement showing scupper calculations that demonstrate that the 10-year flood flow is contained under the sidewalk.
13. Provide estimated cut & fill quantities per D.S. 2-02.2.1.17. It appears that cut and fill will not be occurring for the proposed patio. However, as part of the site submittal requirement estimated cut and fill quantities are required to be indicated on the plans so that it is clear to the inspector that no cut in fill is to be taking place. If not cut and fill is taking place indicate the quantity of zero (0) on the plan. Estimated cut and Fill: Cut = 0 and Fill = 0 will suffice.
14. Provide labeled and dimensioned right-of-way(s) per D.S. 2-02.2.1.19. Label each road accordingly (ie. public) and provide right-of-way recordation information for each road - include docket and page.
15. Verify that all easement of record have been graphically shown on the site plan together with recording docket and page per D.S. 2-02.2.1.20. Reference all easements to detail and/or notes
16. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21.
17. Location and orientation of existing major physical features, such as railroad tracks and drainageways per D.S. 2-02.2.1.22. Indicate location of Aviation Wash Tributary.
18. Existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations acknowledged. Provide Bench Mark information based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. Provide contour interval on plan near north arrow and scale.
19. Show all fences, walls, or vegetation for screening by type, material, height, location and spacing per D.S. 2-02.2.1.27.
20. Provide the site plan activity number on each sheet in the lower right hand corner per D.S. 2-02.2.1.29.
21. DS Sec.2-02.2.1.A.32: A detail with dimensions for refuse container on the site plan, the enclosure must have a minimum inside clear dimension of 10 feet by 10 feet between steel bollards that are required between the container and the enclosure's rear and sidewalk. Provide dimension between bollards.
22. DS Sec.2-02.2.1.A.32: Label and show the maneuverability for refuse vehicles in plan view at the proposed refuse container location. Provide maneuverability and dimensions on site plan.
23. DS Sec.2-02.2.1.A.32: 5' concrete slab, 3,000 PSI for interior of trash enclosure. Label accordingly on site plan.
24. DS Sec.2-02.2.1.A.32 & DS 6-01: Enclosure solid waste door per architect/ engineer design minimum 3" X 3" X 1/4" thick. Welded steel. Face with type B metal deck, with positive locking and "boyonet" anchors. Provide note or modify detail accordingly on site plan.
25. DS Sec.2-02.2.1.A.32: Provide 5" concrete approach slab, 3000 PSI for new trash enclosures 10' X 13'-4" slab.
26. DS Sec.2-02.2.1.A.32: Enclosure gates required to be secured when open and closed. Provide note to site plan.
27. DS Sec.2-02.2.1.A.32: Slope to enclosure shall be plus or minus 2% for the 14' X 40' required clear area in front of the enclosure. Dimension 14' X 40' clear area on site plan.
28. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
29. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
30. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
31. All symbols on plans need to be indicated in legend. Indicate all symbols in legend including what appears to be property line.
32. Verify that all text is a minimum of 12-point font.
33. Modify handicap detail to meet minimum city standards. See handicap sign example attached.
34. Revise legend for spelling/grimmer as determined appropriate by engineer.
