This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the area of expansion only. 2. Zoning acknowledges that a lot combo/lot spilt is in process. Once the lot combo/lot spilt has been approved and the following comments have been addressed I am willing to provide an over-the-counter review for this project. Please call or email to set up an appointment for this review. Zoning acknowledges the cross-use agreement, this said provide a site plan for each parcel that shows how each parcel can stand alone if sold, see option 2 below. It appears that this project is comprised of two (2) different parcels. There are two (2) options in regards to utilizing the two (2) parcels as one site. Prior to approval of the site plan provide; 1) A Pima County Tax Parcel Combo and a recorded Covenant Regarding Development and Use of Real Property, or 2) Provide a site plan for each parcel that shows how the parcels can stand alone, if sold separately, and meet the requirements of the LUC if sold separately along with a recorded covenant regarding development and use of real property. 3. Zoning acknowledges that a lot combo/lot spilt is in process. Once the lot combo/lot spilt has been approved and the following comments have been addressed I am willing to provide an over-the-counter review for this project. Please call or email to set up an appointment for this review. This comment was not addressed. Zoning acknowledges that a legal description was recorded with the Pima County Recorders Office for the two (2) parcels in question. None of the documentation provided shows that this lot split was processed through the City of Tucson Development Services Department (DSD) as required. Provide documentation that shows the lot split was processed though DSD will be required prior to approval of this site plan. Per the Pima County Assessor's records parcel 140-42-065A was split off of parcel 140-42-0650 in May of 2006. Provide documentation showing that this lot split was approved by the City of Tucson. 4. This comment has not been addressed. If QWest is the only utility utilizing this easement provide documentation from QWest that allows the construction of the dock within this easement. Please clarify what your response to comment #5 "UTILITY REDLINES ARE FORTHCOMING" means. It appears that this project also is affected by the 5' TGEL & P easement called out on this plan. Provide documentation from each utility affected that states there are no objections to the proposed use within the easement. D.S. 2-02.2.1.A.20 If applicable show all easements of record graphically on the plan together with recording docket and page reference. 5. Remove the property line that runs through the proposed dock area and revise the property dimension for the property line between parcels 140-42-0200 and 140-42-064A to reflect the correct distance. 6. Ensure that all changes to the site plan are reflected on the landscape plan. 7. Additional comments may be forth coming depending on how each comment has been addressed. 02/01/2008 | JASON GREEN | ENGINEERING | REVIEW | Denied | DATE: February 1, 2008 SUBJECT: 2859 E Elvira Road Site/Grading Plan- 3rd Engineering Review TO: Metro Permits Express Attn: Lisa Bowers LOCATION: T15S R14E Sec17 Ward 5 REVIEWERS: Jason Green, CFM ACTIVITY: T07CM04272 (Site Plan) and T07BU02333 (Grading Plan) SUMMARY: Engineering Division of Development Services Department has received and reviewed the revised site plan (T07CM04272), revised grading plan (T07BU02333), and Drainage Report (DOWL Engineers, 01NOV07) for the above referenced property. Engineering Division does not recommend approval of the site plan or grading plan at this time. The following items need to be addressed: SITE PLAN COMMENTS: Review of the architect site plan, civil grading plan and building plan sheets show inconsistencies between all three sets of plans. The architect and civil plans must be in conformance with each other and match in details, keynotes and dimensions. The building plan set must also reflect the proposed site plan and grading plan sheets. Verify that all three plans match and that there are not discrepancies within the sets of plans. 1) DS Sec.2-02.2.1.A.7: Provide the recordation information for a lot combination. It is acknowledged that a lot combo/lot split has been processed, however the site plan and grading plan must reflect the new property lines. Provide the approved lot combo/lot split with the next submittal for clarity. 2) DS Sec.2-02.2.1.A.20: Review of the site/grading plan still shows a 5-foot electric easement that falls within the location of the proposed loading dock area that may have maintenance access obstruction issues with the proposed improvements. Obtain a letter from all entities having a recorded interest in any easements, as shown on the proposed site plan that will be obstructed by the construction of the proposed loading dock structure. Each entity must provide a letter stating that they do not have any issues with the proposed loading dock being constructed over the existing easements. The comment "Utility redlines are forthcoming" does not meet this requirement. GRADING PLAN COMMENTS: The project was reviewed for grading plan purposes, however until all site plan comments are addressed the grading plan could not be shown to be in conformance with an approved plan. GENERAL COMMENTS: Please provide a revised site plan and revised grading plan that address the comments provided above. For expedite purposes the site plan can be reviewed over the counter (DSD Engineering Division comment only) for stamp approval once all items have been addressed. The revised grading plan must be reviewed in house in order to digitize the revised plan and get it to our Records Department.
