This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html FLOOR PLANS: 1. Show the location of a minimum 22" x 30" attic access. Attic access is required if the space exceeds 30 SQ FT with a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space, R807.1. STRUCTURAL PLANS: 1. The steel SL1 lintel over the toilet room window is undersized for carrying a roof load including a clay-type weighting 10.7 LB/SF, R301.1. 2. The 2x6 Master Bath ceiling joist are undersized for a 16' span, Table R802.4. ELEVATIONS: 1. Provide an attic space ventilation calculation and specify size and location of all vents needed to comply, or show full compliance for using Alternate Methods of Design for Unvented Attics by inserting appropriate details on the plans, R806.2. SECTIONS - DETAILS: 1. Use of Alternate Methods of Design for Unvented Attics Detail 8 requires a roof slope greater than 3:12. Revise Detail 6/D1 by inserting Alternate Methods of Design for Unvented Attics Detail 8 with the required Design Criteria referenced for roof color and mechanical venting. 2. Revise Detail 12/D1 by inserting Alternate Methods of Design for Unvented Attics Detail 4 with the required Design Criteria referenced for roof color and mechanical venting. 3. Revise Note #10/A1 replacing "water-resistant" with fiber-cement board or glass mat gypsum, R702.4.2. PLUMBING PLANS: 1. Correct the .21 Water Demand entry for 3 lavatories to read 2.1 with new total, IRC P2903.6. This information is required for determining the supply pipe size. 2. Provide a note showing the new cold water supply pipe connecting to a 3/4" or larger existing pipe at the existing bath or water heater location, IRC G2413.3. MECHANICAL PLANS: 1. Provide a note for air distribution ducts (consider replacing Spec Note #3 & 4). Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). Revise Spec Note #1/A5. 2. The 16" return air duct is undersized. Provide return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). Revise the undersized 12" return duct. 3. Revise Note #14 to identify the selected water heater, M1302.1 & M2005.2. 4. Show the method of obtaining the required "fresh air ventilation" if using the Alternate Methods of Design for Unvented Attics. 5. Show the exterior compressor unit if installing a split system as implied by the Unit-1 description "field route refrig……..location". ELECTRICAL PLANS: 1. Show overcurrent protection not exceeding the allowable conductor ampacity for the 100A sub-panel feeder (#3 Cu or #1 AL), E3605.5. 2. Show GFCI receptacle outlets at all outdoor locations E3802.3 with weatherproof covers, E3805.11. OUTDOOR LIGHTING CODE 1. Provide cut sheets for all full cut-off fixtures showing light emissions (mark with closed top). All light must be directed below the horizontal plane of the fixture opening. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Detail the insulation applied to the Office area showing the R value. Show the office ceiling as a separate entry on the RES check calculation with this less than R-30 value.
