Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes).

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

GENERAL NOTES:

· All code references to the International Residential Code shall be changed from 2003 to 2006 with appropriate paragraph references. Note #2, sheet T1; Note #5, sheet A1 and Notes #1, 13,16,17 & 18, sheet A4.
· Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1.

SITE PLAN:

1. Show the water pipe size from the meter to the building and point of connection for new plumbing. Show the point of connection for the proposed hot and cold branches. The supply pipe must be sized for the calculated load, 2006 UPC 610.1.

FLOOR PLANS:

1. Provide existing window dimensions showing compliance with R303.1 for natural light and ventilation into the existing bedrooms. Show compliance with R310 providing egress from existing bedrooms.

STRUCTURAL PLANS:

1. Specify weight of roof system items (for example, weight of selected tile). Provide ICBO evaluation report number and manufacturer of all concrete or clay-type roofing, or note the material weight for calculating roof loads, R301.1.3. Required for truss calculations and checking beam sizes.
2. Provide joist sizes & spacing at flat ceiling areas in compliance with Table R802.4.

ELEVATIONS:

1. Provide an attic space ventilation calculation and specify size and location of all vents needed to comply, R806.2.
2. Note and specify all roof slopes appropriate with selected material, R901.1. (Minimum allowable slope for Built-up roof is ¼" per foot, R905.9.1).

SECTIONS - DETAILS:

1. Show wood beam seats with 1/2" clearance from masonry on top, end & sides, R319.1 item 4.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
4. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing when eave venting is used, R806.3. This may be accomplished w/ baffles.

PLUMBING PLANS:

1. Provide an isometric water supply and drainage diagram for IRC design approval, IRC P3005.4.
2. Provide water pressure range, developed length, and diameter of water lines from the meter to the point of connection to the furthest fixture, IRC P2903.7.
3. Provide a fixture unit schedule (to include all fixtures on the branch) IRC P2903.6. This information is required for determining the supply pipe size.
4. Show the vent size and upper terminal cleanout at the lavatory plumbing wall.
5. Provide a supply pipe for the connected demand (1"), IRC G2413.3.

MECHANICAL PLANS:

1. The plans shall comply with 2006 IRC chapters 12 - 24. Remove or revise the Mechanical Note on sheet A5.
2. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). Revise Spec Note #1/A5.
3. Provide return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). Revise the undersized 12" return duct.
4. Gas fired water heaters located in a bedroom or bathroom requires a sealed (combustion air) enclosure, M2005.2. Provide specs for the water heater.

ELECTRICAL PLANS:

1. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3.
2. Revise the electrical riser diagram showing the 100A sub-panel rating, E3303.
3. Panel boards may not be located in clothes closets or bathrooms, E3305.4.
4. Bathroom receptacles shall be on a separate 20 AMP circuit (revise 15A), E3603.4.
5. Show overcurrent protection not exceeding the allowable conductor ampacity for the 100A sub-panel (increase conductor size), E3605.5.
6. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75 as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2. Revise the U=0.80 value shown on sheet A1.
2. The simplified prescribed energy value for ceilings is R=30, N1102.1. Detail the insulation applied to the Office area. If using RES check for compliance select the Energy Code: "Pima, AZ: 2006 IECC <4,000 ft".
