COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site due to an expansion greater than twenty-five (25) percent. This plan has been reviewed as a COMMERCIAL SERVICES USE GROUP, Automotive - Service and Repair, Major.

2. D.S. 2-02.2.1.A.12 Per D.S. 3-05.2.2.D A minimum distance of three (3) feet will be provided between the back of spur and any wall, screen, or other obstruction over six (6) inches in height. This said the 2'-6" dimension to the fence at the backup spur shown at the west end of the parking area does not meet this requirement.

3. D.S. 2-02.2.1.A.12 The required pedestrian circulation/accessible route shown between the vehicle parking spaces, near the storage containers, is require to be a four (4) foot sidewalk physically separated from the vehicle parking spaces.

4. Ensure that all changes to the site plan are reflected on the landscape plan.

5. Additional comments may be forth coming depending on how each comment has been addressed.

6. Zoning is willing to provide an over-the-counter review once all above comments have been addressed. Please call or email for an appointment.
