This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site due to an expansion greater than twenty-five (25) percent. This plan has been reviewed as a COMMERCIAL SERVICES USE GROUP, Automotive - Service and Repair, Major. 2. This comment has not been addressed. D.S. 2-02.2.1.A.5 Provide lot line bearings on the plan. 3. D.S. 2-02.2.1.A.8 The location of the proposed handicapped sign encroaches into the 2'-6" vehicle overhang, relocate the sign. 4. D.S. 2-02.2.1.A.12 Per D.S. 3-05.2.2.D provide a backup spur at the west end of the northern PAAL and for the PAAL the accesses the parking on the southeast side of the proposed rolling gate. 5. D.S. 2-02.2.1.A.12 Provide a dimension for the PAAL that is between the sidewalk, located on the south side of the building and the south property line. It does not appear that the PAAL meets the minimum 24' foot width for a two way PAAL. 6. D.S. 2-02.2.1.A.12 Per D.S. 2-08 a pedestrian circulation/accessible route are required to all buildings on site. The "SHIPPING CONTAINERS" are considered a building for zoning purposes therefore a pedestrian circulation/accessible route must connect the "SHIPPING CONTAINERS" to the existing building. 7. D.S. 2-02.2.1.A.12 Based on the provided photos there appears to be an air conditioner and electrical meter, on the east side of the building that encroach into the 5' pedestrian refuge. 8. D.S. 2-02.2.1.A.12 Clarify what the "PEDESTRIAN BARRIER" is that is called out on the plan. 9. This comment has not been addressed. Provide the required information on the site plan. D.S. 2-02.2.1.A.13 Zoning acknowledges that an "EXISTING SIGN STANDARD" is shown on the plan. Provide the type, size and height of the existing sign. 10. Provide written conformation from solid waste that the curb side pick-up will be allowed. D.S. 2-02.2.1.A.32 Show the location for the refuse container on the plan. 11.
