The applicant is authorized to use a portion of the flood hazard area in the City of Tucson, Arizona, on the property described as:

1424 E Euclid, Tucson, AZ 85719, UNIVERSITY HOME S 50' OF L 6 7 & 8 BLK 11. In a portion of Township 14 South, Range 14 East, Section 6, for construction of a single family residence, identified as SFR #2.

The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard, and Watercourse Amenities, Safety and Habitat regulations, and are particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, County, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit.

The following 10 conditions apply to this permit:

1) This permit becomes invalid and is subject to additional floodplain review, if any required development permit changes the configuration of the improvement, or, if there is any further disturbance within the floodplain other than that outlined in this application. This floodplain use permit may be subject to conditions or restrictions designed to reduce or mitigate the potential damage or hazard to life or property resulting from development within the regulatory floodplain, floodway or erosion hazard areas as determined by the project engineer and accepted by the City of Tucson.

2) Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties.

3) This parcel appears to be impacted by a City of Tucson identified 100-year floodplain. Therefore, the proposed development is subject to floodplain development requirements. For purposes of this permit the following flood elevations shall be used:
Base Flood Elevation (BFE) = 2415.3 feet NGVD 1988
Regulatory Flood Elevation (RFE) = 2416.3 feet NGVD 1988
Finished floor is to be at or above the Regulatory Flood Elevation.

4) Floodplain Approval of elevation certificate, prepared by an Arizona State Registered Land Surveyor, is required prior to electrical inspection or habitation. The Elevation Certificate must include the identity and elevation of the finished floor, equipment/machinery servicing the home as well as the identity and location of all other equipment/machinery servicing the home.

5) Certification by an Arizona State Registered Professional Civil Engineer that the home meets all the requirements of Chapter 26 Ordinance are required.

6) All work shall conform to the approved details and general building plan, which are made part of the permit.

7) Within 5 (five) days of issuance of this permit, and through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "CONSTRUCTION PROCEEDING UNDER REQUIREMENTS OF CITY OF TUCSON FLOODPLAIN USE PERMIT # T07OT02411 FOR INFORMATION PLEASE CALL 791-5550."

8) This Floodplain Use Permit and plans shall be kept in a readily accessible location on site at all times.

9) Any additional future disturbance of the floodplain shall have separate floodplain use permit applications submitted to this office for review and approval.

This Floodplain Use Permit will be automatically revoked and becomes invalid for non-compliance to conditions set forth in this permit. Also, this permit will expire one year from its date of issue. Renewal of this permit will require a new application, review and approval of that application by the City of Tucson, Development Services Department, Engineering Division.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

I. GENERAL REQUIREMENTS:
· Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

II. SITE PLAN:
§ Specify the location of utility lines and meters from property line to building, R106.1.1.

III. FOUNDATION PLANS:
· Note the grade must fall away from foundation a minimum of 6" within the first 10', R401.3.

IV. STRUCTURAL PLANS:
§ Provide a complete braced wall panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R403.1.6, R602.10.1.1, R602.10.8. (e.g. panel needed by mechanical closet, interior braced wall line needed)
§ Specify the ledger connections to the structure.

V. SECTIONS - DETAILS:
§ Provide two-layer underlayment for low-slope shingled roof (2:12 to 4:12), R905.2.7.
§ Specify the attic protection (thermal barrier) from rigid foam on gable ends, R314.5.3.

VI. PLUMBING PLAN:
· Specify the size of the water meter. Note: The Tucson Water policy adopted 3/2/07 limits the maximum demand for a 5/8" water meter (there are no ¾" meters for Tucson Water service) to 10GPM, confirm with Tucson Water that the existing meter will be able to meet the new water demand.

VII. MECHANICAL PLAN:
§ Provide cut sheets for mechanical system components or specify currently manufactured products, M1302.1.
