This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Provide ¼" = 1' scaled drawings with legible notation (minimum 1/8" lettering). " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. FOUNDATION PLANS: 1. Show a landing or floor surface at the Office exterior doors. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3. 2. Detail the foundation for accommodating the load bearing wall, R401.2. 3. Show treated sills with maximum 6' o/c anchor bolt spacing, R403.1.6. 4. Show all foundation hold-downs rated not less than 1800 LBS for alternate brace wall panels on the Foundation Plan (Office east wall), R403.1.6, R602.10.3, R602.10.6. FLOOR PLANS: 1. Show a floor plan labeling all adjoining rooms and spaces to additions requiring a permit, R106.1.1. These areas require compliance with R303.1 providing natural light and ventilation, or a code excepted measure. Include dimensions and show all doors, windows, fixtures and appliances in the Office and Laundry area. 2. Locate and identify 4' brace wall panels at the ends (within 12.5') of all wall lines (Office) for avoiding the requirement of tie-downs at panels less than 4' wide, Table R602.10.6. STRUCTURAL PLANS: 1. Provide a complete braced panel layout showing panels at the ends (within 12.5') of all wall lines (Office) and additional panels centered at least every 25' O.C., Table R602.10.1, or provide a structural design by a registered engineer in the state of Arizona, R301.1.3 & R602.10.10. 2. Provide rafter sizes (Breakfast Nook) and spacing in compliance with Table R802.5.1 (2). SECTIONS - DETAILS: 1. Provide Office/Laundry and Bedroom cross-sections showing wall/ceiling materials and connections. More than one may be required to clearly illustrate materials, sizes and connections, R106.1.1. 2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 4. Specify #15 water-resistive barrier (Grade D paper) over studs of all exterior walls, R703.2. 5. Note and specify a complete roofing system: Roof sheathing, size (1/2" OSB) and method of installation (moisture barrier, flashing, lag bolt diameter, etc.), R905. PLUMBING PLANS: 1. Show Floor Plans sheet #2, 9 & 10 consistent with the Plumbing Plan, P2601.1. 2. Show the water heater as existing or show the size, rating and enclosure, P2601.1. 3. Provide a fixture unit schedule (to include existing fixtures) for determining required service pipe size, P2903.6. 4. Show any new hose bibbs with backflow preventers, P2902.4.3. MECHANICAL PLANS: 1. Show heating facilities in all habitable rooms (Office), R303.8. 2. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). 3. Clarify Note #2 by stating "replace at existing location" or show new location with structural information for the selected unit, M1302.1. 4. Show bathroom exhaust fan location for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3. ELECTRICAL PLANS: 1. Show electrical service for the Office/Laundry, E3301.2. 2. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3. 3. Provide an electrical riser diagram showing the Sub-panel and feeder, E3303. 4. Show sub-panel feeder over-current protection (breaker size), E3605.5. 5. Provide a panel schedule showing the Breakfast Nook and Office/Laundry, E3304.11 & E3606.2. 6. Note that at least one 20 AMP branch circuit shall be installed to serve the laundry room and this circuit shall have no at other locations, E3603.3 and 3801.8. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. 2. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show the "R" values of insulation and the "U" factors of the windows and doors for the Bedroom and Office/Laundry, N1101.2. 2. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13, N1102.1. If using RES check for compliance select the Energy Code: "Pima, AZ: 2006 IECC <4,000 ft". 3. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value.
