COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site due to an expansion greater than twenty-five (25) percent. The project was review as a Commercial Storage Use as no proposed use was provided on the plan.

2. Per the most recent aerial photos there is a canopy/awning located at the northeast corner of the building. Provide documentation showing that this has been permitted through the City of Tucson.

3. Provide a copy of the last approved site plan.

4. D.S. 2-02.2.1.A Provide a site plan drawn at an engineering scale no larger than 1"=60'

5. D.S. 2-02.2.1.A.2 Provide a property description on the plan.

6. D.S. 2-02.2.1.A.5 Provide the lot bearings on the plan.

7. D.S. 2-02.2.1.A.6 Provide the building heights on the plan. Also show the existing canopy located at the northeast corner of the building.

8. Provide overall dimensions for the proposed buildings.

9. D.S. 2-02.2.1.A.7 Provide zoning setbacks from the building to the property lines.

10. D.S. 2-02.2.1.A.8 Per IBC Sec. 1106.5 for every six or fraction of six accessible parking spaces, at least one shall be a van-accessible parking space. This said, the proposed handicapped parking space and access aisle do not meet the minimum requirements of ICC/ANSI A117.1-2003 Sec. 502.2 for a van accessible parking space. Review ICC/ANSI A117.1-2003 Sec. 502.2 and revise the plan accordingly.

11. D.S. 2-02.2.1.A.8 Per LUC Sec. 3.2.8.2 the parking spaces located along the west property line cannot be accessed from the alley.

12. D.S. 2-02.2.1.A.8 Provide a typical parking space details for both handicapped and standard vehicle parking spaces.

13. D.S. 2-02.2.1.A.9 0 Provide a detail for off-street bicycle parking; including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage if required.

14. D.S. 2-02.2.1.A.9 Per D.S. 2-09.4.1 class 2 bicycle parking must be located within fifty (50) feet of the main entrance of the building. Indicate on the plan where the main entrance of the building is located.

15. D.S. 2-02.2.1.A.10 Show existing sight visibility triangles (SVT's) on the plan and if applicable show future SVT's on the plan.

16. D.S. 2-02.2.1.A.12 Per D.S. 2-08.3.1 a pedestrian circulation/accessible route is required to connect the building to the pedestrian circulation/accessible route located within the adjacent street right-of-way (ROW). If no pedestrian circulation/accessible route is located within the adjacent street ROW then the required pedestrian circulation/accessible route from the building will run to the property line along the ROW. Show the required pedestrian circulation/accessible route on the plan.

17. D.S. 2-02.2.1.A.12 It is not clear how the handicapped will gain access from the handicapped parking space to the building, please clarify.

18. D.S. 2-02.2.1.A.12 Per D.S. 3-05.2.2.B.1 provide the five (5) foot pedestrian refuge area and minimum four (4) foot sidewalk along the north end of the proposed PAAL next to the building.

19. D.S. 2-02.2.1.A.13 If applicable provide the location, type, size and height of existing and proposed freestanding signage and billboards.

20. D.S. 2-02.2.1.A.14 Per LUC Sec. 3.4.5.2 one (1) 12' x 55' loading space is required for the proposed use, the 12' x 35' loading space provided does not meet this requirement.

21. D.S. 2-02.2.1.A.20 If applicable show all easements of record graphically on the plan together with recording docket and page reference.

22. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting.

23. D.S. 2-02.2.1.A.28 Provide the existing zoning for the adjacent parcels on the plan.

RESUBMITTAL REQUIRED: Site Plan

SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed building plan for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal.

Site Plan:

1. Include a response letter to the comments along with the corrected copies of the SP.
2. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
3. Site plan is to be drawn at a standard engineering scale no larger than 1" = 60' per D.S. 2-02.2.A
4. Provide property description per D.S. 2-02.2.1.A.3.
5. Label lot dimensions and bearings per D.S. 2-02.2.1.A.5
6. Provide all existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use per D.S. 2-02.2.1.A.6.
7. Label existing and future sight visibility triangles per D.S. 2-02.2.1.A.10.
8. Show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.A.11.

12. D.S. Sec.2-02.2.1.17: It appears that cut and fill will not be occurring for the proposed patio. However, as part of the site submittal requirement estimated cut and fill quantities are required to be indicated on the plans so that it is clear to the inspector that no cut in fill is to be taking place. If not cut and fill is taking place indicate the quantity of zero (0) on the plan. Estimated cut and Fill: Cut = 0 and Fill = 0 will suffice.
13. Show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.A.19.
14. All easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.A.20. Verify that all easements are indicated accordingly
15. Sidewalks, curbs and wheelchair ramps are required where applicable per D.S. 3-01.3.0 and installed with "Detectable Warnings" per ADAAG.
16. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.A.21.
17. Provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
18. Show all fences, walls, or vegetation for screening and sight visibility by type, material, height, location and spacing per D.S. 2-02.2.1.A.27.
19. Show Development plan number on all sheets per D.S. 2-02.2.1.A.29.
20. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.A.32 and D.S. 6-01.0.
21. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
22. Show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
23. Show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
24. List the consulting engineer and the owner/developer on the plans with the pertinent information.
25. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
26. D.S. 2-08.3.1: Pedestrian Circulation Paths Required. Within all development, a continuous pedestrian circulation path is required. This path must connect all public access areas of the development and the pedestrian circulation path located in any adjacent streets. The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas, and all other common use areas. Areas within the development which are not required to be connected to the pedestrian circulation path are those which will be used only for maintenance or for nonpublic truck use, such as truck loading spaces.
27. Site plan indicates that the provided parking spaces equals seven (7) spaces. Site plan only presenting two spaces. Clarify or modify plan as needed to reflect actual conditions on site.
28. Provide the site plan activity number on each sheet in the lower right hand corner.
29. Please note that subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions that occur to the plans.

10/26/2007 JOE LINVILLE LANDSCAPE REVIEW Denied 1. Provide a copy of the previously approved site/landscape plans. The site is required to meet current codes for landscaping and screening based on the zoning review and LUC 3.7.1.2

The provisions of LUC 3.7 apply to sites where the gross floor area of the existing building(s) is ten thousand (10,000) square feet or less, expansions in square footage of land area, floor area, lot coverage, or vehicular use area as follows.

If the expansion is fifty (50) percent or greater or if expansions as of February 15, 1991, cumulatively result in a fifty (50) percent or greater expansion in land area, floor area, lot coverage, or vehicular use area, the requirements of this Division apply to the entire site.

2. In order for the site to meet current codes the following would be required:
A. A ten foot wide street landscape border per LUC 3.7.2.4
B. Dust control per LUC 3.7.2.7 and LUC 3.7.2.4.A.4
C. Canopy trees in the vehicular use area per LUC 3.7.2.3.A
D. Screening per LUC Table 3.7.2-I for the vehicular use area and any outdoor storage areas.

3. LUC 3.3.7.5 Use of Street or Alley for Maneuvering Area. A street or alley may not be used for maneuvering directly into or from any parking space located wholly or partially outside the public right-of-way.
