Engineering Division recommends conditional approval of the site plan application at this time. The following items need to be addressed prior to site plan stamped approval: SITE PLAN COMMENTS: 1) Provide the site plan reference number, T07CM03936, on Sheet A1.1. 2) DS Sec2-02.2.1.A.16: Revise Sheet A1.0 to provide the keynote call outs #9 and #21 at all downspout and scupper locations (existing or proposed). Plan view shows 4 scupper/down spout locations, however only 1 location has a keynote call out for the scupper (#9) and 1 location for the down spout (#21). Verify that all 4 locations are key noted. GENERAL COMMENTS: For expedite purposes the site plan can be reviewed over the counter (DSD Engineering Division comment only) for stamp approval once it has been shown that it is in conformance with the above comments. Castro Avenue, zoned C-2 and O-3 Commercial Site plan, 2nd review - full code compliance TRANSMITTAL DATE: December 14, 2007 COMMENTS: Please resubmit revised drawings along with a response letter, which stating how zoning review comments were addressed. OR contact me (please email me at Heather.Thrall@tucsonaz.gov) for a counter appointment time to review the small changes requested. 1. Per DS 2-02.2.1.6, regarding the proposed buildings A) provide a note - heights of the walls are measured from grade to the top of the wall. 2. Per DS 2-02.2.1.7, regarding setbacks: A) please note the minimum building setback from the C-2 zone at the south to the south building wall is equal to the height of the exterior building wall facing that lot line. If the building height is not measured from grade to the top of the wall, the setback shown may not be sufficient. Please check this in relation to the above comment. 3. Per DS 2-02.2.2.A.3, Per LUC 2.5.4 - Staff determined LUC 3.2.9.3.A.2 is applicable to this project, allowing the activity building to not count towards lot coverage. Further, staff determined the proposal to count only the C-2 zoned lot area - and underlying lot 5 per legal description - towards the area in the maximum lot coverage calculation was appropriate. As stated prior, the maximum permitted lot coverage for a residential use group in the C-2 zone is 70%. I acknowledge your square footage calculation advising that the maximum site area that could be covered is less than the actual square footage of coverage.
