Mabel St. Applicant: David Mlazovsky Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. 3. Provide sheet index on cover page. 4. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC. All plans should reference this code. 5. Provide plans printed with black ink. FLOOR PLANS: 6. Provide references to mechanical schedule for gas-fired appliances. FOUNDATION PLANS: 7. Provide details for all footing designs and cross reference to plan view. 8. Provide point-load footing for porch on East side of building, R319.1. 9. Specify size of under-floor access openings, 408.4.. 10. Justify footing size for interior load-bearing footing or increase size to 36"x 36". STRUCTURAL PLANS: 11. Verify availability of proposed manufactured I-joists. 12. Specify size of beam at stairway landing. 13. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. Note the requirement for a deferred submittal if the truss calculations will not be submitted with the plan review. 14. Specify gable-end bracing with connections to the structure, R802.10.3. ELEVATIONS: 15. Provide an attic space ventilation calculation and note the size and location of all attic vents needed to comply, R806.2. SECTIONS - DETAILS: 16. Provide additional information regarding 3" diameter structural steel columns. i.e. wall thickness, weld connection to plate, and detail for connection at top of column. 17. Provide detail for dumb-waiter design. 18. Specify all ceiling coverings. Note: Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. PLUMBING PLAN: 19. Define all plumbing branches. 20. Provide complete fixture unit schedule, UPC Tables 6-5 and 7-3. 21. Specify location of pressure and temperature relief valve for the water heater terminating to the exterior facing down between 6 and 24 inches above grade, UPC 608.5. 22. Specify available water pressure and provide pressure loss calculation, UPC 610.8. 23. Size the water supply line according to the proposed demand, UPC 610. 24. Size all venting according to UPC Table 7-5. 25. Details are required for island venting (air admittance valves/Chicago Loops), UPC 909. 26. Specify Btu ratings for all gas-fired appliances, M1302.1. MECHANICAL PLAN: 27. Show exhaust fan locations for bathroom and kitchen venting to the exterior (min 50 and 100 CFM rating respectively), R303.3, M1507. 28. Show the condensate line and secondary for HVAC units, M1411.3. ELECTRICAL PLAN: 29. Designate the circuit number for each light fixture, receptacle, appliance, and equip disconnect, E3603.5. 30. Provide consistent information regarding the required service panel size. 31. Provide an accurate electrical load calculation for determining the service panel size, E3502.2. OUTDOOR LIGHTING CODE 32. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Model plans should specify a minimum lot size for the proposed exterior lighting. 33. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
