Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

I. GENERAL REQUIREMENTS:
" Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

II. FLOOR PLANS:
" Clarify intended use of existing window over kitchen sink. Will it remain unchanged?

III. FOUNDATION PLANS:
" Specify elevation changes in finished floor heights as well as height of steps.
" Provide venting for under-floor areas, 408.1.
" Specify size of access to under-floor area, 408.4.
" Provide cross-section detail for under-floor access design.

IV. STRUCTURAL PLANS:
" Clarify ledger note '3x10 red heads w/ ½" red heads'.
" Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. Note the requirement for a deferred submittal if the truss calculations will not be submitted with the plan review.
" Provide roof framing information (i.e. Rafter size and spacing) for existing roof over the proposed garage enclosure.

V. PLUMBING PLAN:
" Clarify piping material 'poly', UPC 301.1.1.
" Fixture unit schedule required for the entire property, UPC Tables 6-5 and 7-3.
" Provide the maximum developed length of water line from the meter the furthest appliance served, and the size of the existing or proposed meter, UPC Table 6-6.
" Provide a gas line isometric and size the supply pipe for the connected demand. Include the length of line and BTU demand for each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system, UPC 1217.0 Table 12-8.
" Workshop sink must connect to sanitary drainage system, DEQ R18-9-711.
" Provide estimated gray water discharge calculation and provide subsurface irrigation (or holding tank) design, UPC 1606.0, 1607.0.

VI. MECHANICAL PLAN:
" Specify the intended service area to meet the working space requirements of M1305.1 for appliances located on the East side of building, and in the mechanical closet.
" Specify a mechanical system with a minimum SEER rating of 13, DOE 10-430.
" Show exhaust fan rate for bathrooms, R303.3, M1507.
" Provide an equipment specification list with the make and model of all mechanical equipment, M1302.1.

VII. ELECTRICAL PLAN:
" Show receptacle outlets at wall spaces 2' or more so that no point along the wall (excluding door openings) is more than 6' from a receptacle outlet, E3801.2.
" Specify 'combination-type' arc-fault devices for all bedroom outlets, E3802.12.
" Include Fujitsu mini-split system in the electrical load calculations and the panel schedule.
" Specify the conduit and feeder conductor sizes for the subpanel, E3605.5.
