Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

I. GENERAL REQUIREMENTS:
· Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

II. FLOOR PLANS:
§ Specify the size and type of window that will remain in the existing bedroom adjoining the proposed addition.
§ Show the fireplace hearth size and materials, R1001 or R1004.
§ Provide fireplace cut sheets or note the requirement for deferred submittal approval prior to installation.

III. STRUCTURAL PLANS:
§ Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. Note the requirement for a deferred submittal if the truss calculations will not be submitted with the plan review.

IV. ELEVATIONS:
§ Specify the roof slope, R905. Shingle roofs require two-layer underlayment for low-slope (2:12 to 4:12), R905.2.7.

V. SECTIONS - DETAILS:
§ Provide a vapor barrier behind the brick veneer, R703.2 & R703.7.
§ Specify wall and ceiling covering. Note: Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d.

VI. PLUMBING PLAN:
§ A commercial plans examiner must review IRC-Plumbing designs.

VII. MECHANICAL PLAN:
§ Provide location of return air ducts and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU).
§ Show supply and return ducts with minimum R-8 insulation, R1103.2.1.
§ Specify the size and type of the fireplace flue, M1805.3.
§ Show a minimum 2' termination above any roof point within 10' measured horizontally and not less than 3' above the point where a chimney (metal pipe) passes through the roof, G2427.5.3.

VIII. ELECTRICAL PLAN:
§ Specify the diameter of the service conduits, TEP SR-305.
§ Provide the feeder conductor sizes (with appropriate correction factors), E3605.5.
§ Clarify the amperes of the existing sub-panel (The riser diagram and panel schedule are not consistent).

10/30/2007 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied 1. Show the source of the water service for the addition. If the source is the same as the remainder of the house, show how the addition will not adversely affect the waster supply to the existing system. Reference Section R102.7.1, IRC 2006.
2. The Tucson Water policy adopted 3/28/07 limits the maximum demand for a 5/8" water meter (there are no ¾" meters for Tucson Water service) to 10 GPM, confirm with Tucson Water that the existing meter will be able to meet the new water demand. Reference Tables P2903.6 and P2903.6(1), IRC 2006.
3. Provide water isometrics. Reference Section 106.1.1, IRC 2006.
4. Provide the sizing calculations for the water distribution piping. If the materials used for the water distribution are not as specified on the drawing, provide additional sizing calculations for the alternate material. Reference Sections 106.1.1 and P2903.7, IRC 2006.
5. Show how the addition of the new waste piping will not adversely affect the existing waste piping system (e.g. cleanouts). Reference Section R102.7.1, IRC 2006.
6. Specify the proposed 2-way cleanout. Note that a field-fabricated 2-way cleanout does not comply with the requirements of Section P3005.2.8, IRC 2006.
7. Revise the waste and vent isometric to coordinate with the plumbing plan (see the lavatory installation; the 2 revents shown on the isometric are neither necessary nor are they as shown on the plumbing plan). Reference Section 106.1.1, IRC 2006.
8. Provide specifications for the proposed tankless water heater. Reference Section 106.1.1, IRC 2006.
