Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

I. GENERAL REQUIREMENTS:
· Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
· As of June 13, 2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. The plans should reference these codes, or appeal to the Building Official for 2003 or 1994-design approval.

II. FLOOR PLANS:
§ Show fireplace hearth size and materials, R1001 or R1004. Provide fireplace cut sheets or note the requirement for deferred submittal approval prior to installation.

III. STRUCTURAL PLANS:
§ Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. Note the requirement for a deferred submittal if the truss calculations will not be submitted with the plan review.
§ Provide a header schedule consistent with Table 502.5(1).
§ Provide a complete braced wall panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R403.1.6, R602.10.1.1, R602.10.8.
§ Provide consistent information about the thickness of the roof sheathing.
§ Specify the size of all ledgers and their connection to the structure.
§ Specify the type and manufacturer of all hardware used (THD26-USP? Simpson hardware used elsewhere).
§ Provide the size of roof drains/scuppers, UPC chapter 11.

IV. SECTIONS - DETAILS:
§ Detail non-bearing interior wall conditions (floor and rafter/joist connections & gaps).

V. PLUMBING PLAN:
§ Provide the diameter of the water line from the meter, UPC Table 6-6.
§ Provide gas piping sized for the specified demand, UPC table 12-8.
§ Shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
§ Provide a fixture unit schedule, UPC Tables 6-5 and 7-3.
§ Provide venting for all fixtures or show trap arms within acceptable distances from plumbing vents, UPC Table 10-1.
§ Specify the type and quantity of proposed fixtures that will be connected to the future line on the porch.

VI. MECHANICAL PLAN:
§ Provide an equipment specification list, M1302.1.
§ Show dryer vent size and location for venting to exterior (max 25' w/bend reductions), M1502.2, M1502.6.

VII. ELECTRICAL PLAN:
§ Provide consistent information about the size of the proposed service panel.
§ Specify the grounding electrode method, E3508.
§ Verify the size of the service conductors necessary for the proposed load, Table 3503.1.

VIII. OUTDOOR LIGHTING CODE
§ Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).

IX. INTERNATIONAL ENERGY CONSERVATION CODE:
§ Specify the "R" value of the insulation, as well as the "U" factor and the solar heat gain coefficient of the windows and doors. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13, N1102.1.
