TRANSMITTAL DATE: July 1, 2008

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance due to a greater than twenty fire (25) percent expansion of vehicle use area.

2. D.S. 2-02.2.1.A.9 The proposed Class 2 bicycle parking shown near the northwest corner of the building does not meet the requirements of D.S. 2-09.4.3 and D.S. 2-09.4.4 , revise the location. For your information one (1) inverted "U" type rack can support two (2) bicycles.

3. D.S. 2-02.2.1.A.12 There are three (3) vehicle parking spaces located adjacent to the stairs, located along the west side of the building that do not appear to meet minimum size requirements. Provide "NO PARKING" signage and striping to prevent vehicles from parking in these areas. Revise the parking calculation as needed.

4. D.S. 2-02.2.1.A.12 The accessible ramp now shown approximately centered on the existing building does not appear to provide the minimum four (4) foot clear sidewalk at the top of the ramp. Provide a detail for this ramp.

5. Ensure that all changes to the site plan are reflected on the landscape plan.

6. Zoning is willing to provide an over-the-counter review once the above comments have been addressed. Please call or email to schedule this appointment.
