COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance due to a greater than twenty fire (25) percent expansion of vehicle use area.

2. Prior to next submittal insert the revised drawings into the drawing set.

3. Due to the fact the there are two (2) separate sets of site plans, Civil sheets C.1 & C.3 and architectural sheets g1, a1, a2 & a3 and neither reflect the same information, i.e. stair location along the west side of the building, Class 1 & 2 bicycle parking locations, wheel stop locations next to landscape islands, accessible ramps, etc. and neither contain all information required by D.S. 2-02 Zoning requests that we meet to discuss what will be required to obtain an approvable set of plans.

4. The revised sheets a1 & a2 show different locations for the Class 2 bicycle parking. Also revised sheet a1 shows different locations for the Class 2 bicycle parking than sheet a3. Please clarify.

5. Again zoning acknowledges receipt of the Combo Request. Provide a copy of the recorded Covenant Regard Development of Real Property and add the docket and page to the note that is shown on sheet a1.

6. D.S. 2-02.2.1.A.9 Zoning acknowledges the provided site lighting plan. This plan does not address how lighting is provided for the Class 2 bicycle parking.

7. D.S. 2-02.2.1.A.9 The Class 2 bicycle parking shown along the east side of the building does not meet the requirements of D.S. 2-09.4.1, revise the location.

8. This comment has not been addressed. Per the International Building Code (IBC) Section 1106.5 Van spaces. For every six or fraction of six accessible parking spaces, at least on shall be a van-accessible parking space. This said, when fourteen (14) accessible vehicle parking spaces are provide three (3) van accessible spaces are required. Revise both parking calculations, sheet g1 & C.1 to reflect the correct amount of required van accessible parking spaces. D.S. 202.2.2.A.4 This comment was not fully addressed. The van accessible vehicle parking calculation should show the required 3 and provided 4.

9. D.S. 202.2.2.A.4 The handicapped parking calculation shown on sheet C.1 is not correct. Per IBC Table 1106.1 the amount required is based on the total number of vehicle parking spaces provided not require. Revise this calculation to match the calculation on sheet g1 or remove it from the plans.

10. D.S. 2-02.2.1.A.8 The eighteen (18) foot dimension on the angled parking with rectangular planters detail is not correct. Remove this dimension and provide the appropriate Space Depth "C" dimension per LUC Figure 3.3.7.2. Also show a dimension for the vehicle overhang of the planter area.

11. D.S. 2-02.2.1.A.12 Sheets a1 & a3 show two (2) sets of stairs along the west side of the building. Sheet C.3 does not show these stairs. If the stairs are proposed or existing there is still not an accessible route provided from the proposed ramp system shown at the northwest corner of the building to the accessible vehicle parking spaces. See IBC section 1104.1 and ANSI, Section 402 for requirements.

Based on recent discussions with Ron Brown, Structural Review, City of Tucson, Development Services Department in regards to the ICC/ANSI A117.1-2003 and the requirements for detectable warnings (truncated domes), it has been determined that some locations previously requiring truncated domes may no longer require them. The following comments are a direct result of these discussions. If you have any questions in regards to the requirements for truncated domes contact Ron Brown @837-4908.

12. Remove the truncated domes shown at the handicapped access aisles.

13. Ensure that all changes to the site plan are reflected on the landscape plan.

14. Additional comments may be forth coming depending on how each comment has been addressed.
