PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2006 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

GENERAL REQUIREMENTS:

1. ALL PLANS SHALL BE LEGIBLE AND A SCALE NO SMALLER THAN ΒΌ INCH = 1-FOOT SHALL BE USED
FOR ALL FLOOR PLANS, FRAMING PLANS AND ELEVATIONS. DETAILS &CROSS SECTIONS AT A MINIMUM 3/8 INCH = 1-FOOT SCALE.

2. ALL CORRECTIONS AND REVISIONS SHALL BE MADE ON THE ORIGINAL TRACINGS AND TWO NEW SETS OF PRINTS OR (1) SEPIA & (1) BLUE LINE SHALL BE RETURNED ALONG WITH ALL REDLINE PRINTS.

3. PEN OR PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES.


SITE PLAN:

1. INDICATE THE LOCATION OF GAS, WATER, ELECTRIC AND SEWER OR SEPTIC LINE ON THE PROPERTY, AND
WHERE THEY ENTER THE BUILDING. PROVIDE THE LOCATION OF YOUR WATER METER AND SEPTIC SYSTEM
IF IT EXISTS.

2. SHOW THE 21'4" PORCH ON THE SITE PLAN.

FOUNDATION PLANS:

1. PROVIDE THE SIZE OF THE FOOTINGS AT THE 21'4" PORCH.

FLOOR PLANS:

1. PROVIDE DIMENSIONS TO LOCATE THE INTERIOR WALLS.

2. PROVIDE ALL WINDOW SIZES AND TYPES, AND DESIGNATE THE OPERABLE PORTION OF WINDOWS.

3. DIMENSION THE LOCATIONS OF THE NEW BEDROOM WINDOWS AND THE NEW ARIZONA ROOM. IF HOLD-DOWNS ARE NEEDED ON THE BWPs, PLEASE, ADD THEM. SEE R602.10.6 .

4. NOTE THAT SHOWER ENCLOSURE SHALL BE FINISHED PER WITH CERAMIC TILE, OR A
LISTED ENCLOSURE, TO A HEIGHT OF 72" ABOVE THE DRAIN PER R702.4 AND R307.2

5. SHOW THAT EACH WATER CLOSET IS LOCATED IN A CLEAR SPACE NOT LESS THAN 30" WIDE.

6. IDENTIFY CEILING HEIGHTS IN ALL AREAS ON FLOOR PLAN. IF SLOPED CEILING, NOTE AVERAGE HEIGHT.

7. ARE THE EXTERIOR WALL AND CEILING INSULATION OF THE NEW BEDROOM THE SAME AS 1 / 5 ? PLEASE NOTE A DESCRIPTION OF THE WALLS AND CEILING OF THE NEW BEDROOM. SEE TABLE N1102.1 .IF COMPLIANCE WITH THIS TABLE ISN'T POSSIBLE RES-CHECK, ON THE WEB, CAN USED TO POSSIBLY JUSTIFY OTHER R and U VALUES.


STRUCTURAL PLANS:

1. SPECIFY DESIGN CRITERIA ON PLANS. VALUES FOR ROOF DEAD LOAD AND LIVE LOAD.

2. PROVIDE THE ROOF FRAMING PLAN FOR THE NEW BEDROOM AND BATH AREAS.

3. SPECIFY LUMBER GRADE AND SPECIES.

4. PROVIDE THE HEADERS.

5. THE ROOF FRAMING APPEARS TO BE BALLOON FRAMING, SUPPORTED BY LEDGERS, WHILE 1 / 5 SHOWS PLATFORM FRAMING, SUPPORTED BY WALLS. PLEASE CLARIFY. SPECIFY LEDGER TO WALL CONNECTION IF THEY ARE LEDGERS.

6. IS THE BEAM SUPPORTING THE RAFTERS ON THE 21'4" PORCH A 4X6 OR A 4X8? WHAT GRADE AND SPECIES?

7. PROVIDE HEADER THE HEADER SIZES FOR THE INTERIOR 3'9" AND 4'10" SPANS BETWEEN THE EXISTING LIVING ROOM AND THE ARIZONA ROOM. HOW FAR DO THE EXISTING RAFTER / TRUSSES SPAN OVER THE EXISTING HOUSE?

8. HOW ARE THE 4X12 AND THE 2X12 CONNECTED TOGETHER AT THE 20' SPAN FOR THE 10' CARPORT.


ELEVATIONS:

1. THE ROOFS APPEAR TO BE GABLE ROOFS IN THE ELEVATIONS BUT THE FRAMING PLAN INDICATES SHED ROOFS. IF THEY ARE GABLE ROOFS, PLEASE PROVIDE CROSS SECTIONS.

2. INDICATE ALL MATERIALS USED; STUCCO, CONCRETE BLOCK, GLASS BLOCK, ROOFING SYSTEMS, SIDING,
VENEERS, ETC.

3. INDICATE THE ROOFING MATERIAL AND SLOPE OF THE ROOFS.

4. SHOW CALCULATION OF ATTIC VENTILATION AREA IN COMPLIANCE WITH R806.2. NOTE LOCATION OF ALL
VENTS NEEDED TO COMPLY.

5. FOAM INSULATION: CLARIFY YOUR COMPLIANCE WITH R318 ON THE WALLS TO THE ATTIC PER R314.5.3 .


PLUMBING PLANS:

1. NOTE AND SPECIFY ALL PIPING MATERIALS.

2. PROVIDE AN ISOMETRIC DRAWING OF WASTE LINES. SHOW SIZES OF WASTE LINES, VENTS AND REQUIRED
CLEAN OUTS. THE PLUMBING PLAN SHOWS NO VENTING.

3. PLEASE STATE WHICH PLUMBING CODE IS BEING USED. IF NOT USING THE STATE PLUMBING CODE FOR THE PLUMBING, THE UNIFORM PLUMBING CODE, PLEASE SUBMIT AN APPROVED "APPEAL TO THE BUILDING OFFICIAL" REQUESTING THE USE OF THE INTERNATIONAL PLUMBING CODE AND MR. SHERRY, THE COMMERCIAL PLUMBING EXAMINER, WILL DO YOUR PLUMBING PLAN CHECK.

4. WATER LINE: PROVIDE TOTAL FIXTURE DEMAND OF THE HOUSE AND THE ADDITION & MAXIMUM DEVELOPED LENGTH.

5. NOTE ON PLAN COMPLIANCE WITH WATER CONSERVATION; WATER CLOSETS 1.6 GALLONS PER FLUSH, SINKS
AND SHOWERHEADS 3 GALLONS PER MINUTE.

6. NOTE ON PLANS THAT SHOWER AND TUB / SHOWER COMBINATIONS THAT HAVE INDIVIDUAL CONTROL
VALVES SHALL BE OF THE PRESSURE BALANCE OR THERMOSTATIC MIXING VALVE TYPE.




MECHANICAL PLANS:

1.UNLESS THE AREA OF THE WALL COMMON TO BOTH THE ARIZONA ROOM AND THE EXISTING LIVING ROOM IS NOT LESS THAN 50% OPEN, HEATING/COOLING IS REQUIRED TO BE PROVIDED IN THE ARIZONA ROOM.

2. PROVIDE THE SIZE, CFMs, OF THE EVAPORATIVE COOLER AND FURNACE (BTUs).

ELECTRICAL PLANS:

1. THE PANEL SCHEDULE SHOWS CIRCUIT 3 AS SERVING A BEDROOM. IS IT A BEDROOM OR AN ARIZONA ROOM?

2. PLEASE SHOW A CIRCUIT FOR THE SMOKE DETECTORS. SMOKE DETECTORS ARE REQUIRED TO BE INTERCONNECTED.

3. PROVIDE A SMOKE DETECTOR OUTSIDE THE BED ROOMS. R312.2 , ITEM 2

4. PROVIDE LUMEN CALCULATIONS PER THE CITY OF TUCSON / PIMA COUNTY LIGHTING CODE AND PROVIDE CUT SHEETS OF THE EXTERIOR LIGHT FIXTURES.
