Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

GENERAL NOTES:

" Provide ΒΌ" = 1' scaled drawings with legible notation (minimum 1/8" lettering).
" Interior alterations require the installation of smoke alarms if not existing, R313.2.1.

SITE PLAN:

1. Show the water pipe and gas size from the meter to the building and to point of connection for new plumbing. The supply pipes must be sized for the calculated load, 2006 UPC 610.1.

FOUNDATION PLANS:

1. Show compliance with termite treatment, R320 as amended.

FLOOR PLANS:

1. Show compliance with R303.1 providing (8%) natural (artificial) light into the Kitchen/Dining room (impacted by new construction), or open to an adjoining room per R303.2.
2. Show compliance with R303.1 providing natural ventilation into the Kitchen/Dining room (4%), or approved mechanical ventilation, or open to an adjoining room per R303.2.
3. Show the location of tempered glass (24" of doorways), R308.4.
4. Show compliance with R310 providing egress from bedrooms with a minimum net clear opening dimension of 24" height.

SECTIONS - DETAILS:

1. Specify all ledgers connected to masonry walls with 3x material (Note on Framing Plan), R606.11.
2. Specify #15 water-resistive barrier over studs of all exterior walls (Detail 2/5), R703.2.
3. Show location and method of flashing all wall and roof intersections (Detail 6/5), R903.2.1.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2006 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code or the 2006 IRC for Residential design approval.
2. Note and specify all piping materials, UPC 301.1.1.
3. Clarify the new hot and cold water lines of existing service pipes. The supply pipes must be evaluated for sufficient size for controlling excessive flow rates, UPC 610.3. Provide pipe sizes, length to meter (total developed length) and a complete fixture unit schedule (include hose bibs) UPC 610.8, Table 6-6. Existing water pipes may require larger sizes.
4. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5.
5. Provide the BTU demand of each appliance (existing & new tankless water heater) sharing a truck line, total demand, and total developed length from meter to the most remote appliance on the system, and verify the size of the supply pipe for the connected demand (may require upgrading), UPC 1217.2, & Table 12-7.

ELECTRICAL PLANS:

1. Show the Dryer receptacle outlet, E3801.2.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
2. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of ceiling insulation on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40 for glazing, N1101.2.
2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value. Also, show ceiling (R=30) insulation over the New Master Bedroom.
