This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. All plans should reference these codes. FOUNDATION PLANS: 1. Provide a landing or floor surface at Door 5. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3. 2. Show compliance with termite treatment, R320 as amended. STRUCTURAL PLANS: 1. Specify the currently adopted 2006 International Residential Code (first Structural Note sheet A-4), R301.1. 2. Show rafter to wall connection using (H2.5) ties having a resistance to uplift of not less than 175 pounds at Detail #1/A-5, R802.10.5. ELEVATIONS: 1. Note and specify all roof slopes appropriate with selected material, R901.1. (Minimum allowable slope for Built-up roof is ¼" per foot, R905.9.1. Minimum allowable slope for Roll roofing is 1" per foot, R905.5.2.) SECTIONS - DETAILS: 1. Provide a note on Detail 8/A-5 requiring an epoxy set anchor bolt with 7" embedment into concrete, R403.1.6. 2. Provide fiber-cement board rather than moisture resistant (green) gypsum board in tub and shower areas, R702.4.2. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). 2. Show dryer vent size and location for venting to exterior, M1501. 3. Show the existing bathroom exhaust terminating out of the dwelling unit, M1507.2. 4. Show bathroom exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3. ELECTRICAL PLANS: 1. Revise the note at the smoke detectors located at the existing bedroom. Note that all smoke alarms must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. Existing bedrooms shall be in compliance if accessible from attic space, R313.2. 2. Revise the electrical load calculations for determining the service panel size, E3502.2. The largest electrical load for heating or cooling may not be included in the 40% reduction total. 3. Revise the panel schedule showing wire size, E3304.11 & E3606.2. OUTDOOR LIGHTING CODE 1. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show the minimum skylight value of U=0.75 on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40 for all glazing, N1101.2. 2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value.
