This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html · All code references to the International Residential Code shall be changed from 2003 to 2006 with appropriate paragraph references. · Interior alterations require the installation of smoke alarms if not existing, R313.2.1. SITE PLAN: 1. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2006 UPC 610.1. SECTIONS - DETAILS: 1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. PLUMBING PLANS: 1. The City of Tucson has adopted the 2006 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code, sheet C-1 and Gas Piping Notes, sheet MP-1. 2. Provide the maximum developed length, and diameter of water line from the meter. Revise the Fixture Schedule using 2006 UPC fixture units, UPC 610.8, Table 6-6. The service pipe may require upgrading. 3. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment. 4. Provide a detail for the kitchen sink (island) venting, UPC 909. 5. Revise Note #9 showing plumbing vents (VTR) within acceptable distances from traps, UPC Table 10-1. MECHANICAL PLANS: 1. Show the kitchen exhaust fan with minimum 100 CFM rating, M1507.3. ELECTRICAL PLANS: 1. Specify the installation recessed lighting with 3" separation from combustibles or other listed conditions, R808, and comply with energy efficiency leakage, N1102.4.3. 2. Designate the circuit number at the location of the receptacle to the left of the refrigerator, E3603.5. 3. Show receptacle outlets at each kitchen counter space wider than 12" so that no point along the wall line is more than 24" from a receptacle outlet (right of the refrigerator), E3801.4.1. 4. Show the Island receptacle outlets with GFCI protection, E3802.6 not more than 12" below the countertop, and the countertop does not extend more than 6" beyond the support base, E3801.4.5 Except. OUTDOOR LIGHTING CODE 1. Revise the Outdoor Lighting Code Calculation for (Fixture "A"). The "under canopy exempt" notation is not appropriate for unshielded fixtures. Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. 2. Clarify the (Fixture "E") quantity.
