This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. I. GENERAL REQUIREMENTS: · Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. · As of June 13, 2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. The plans should reference these codes. II. FLOOR PLANS: · Provide all window types, and designate the operable portion of windows. · Show the location and size of all doors. · Clarify which walls will be removed and designate bearing walls to correspond with the roof-framing plan. III. FOUNDATION PLANS: · Specify thickness of all slabs. IV. SECTIONS - DETAILS: · Cross-reference all details to the floor plan and framing plans. · Provide details for porch roof and connections to supporting members. · Provide details for the fireplace location, hearth size and materials, R1001 or R1004. · Specify two-layer underlayment for low-slope (2:12 to 4:12) shingle roof, R905.2.7. · Specify interior and exterior wall coverings, R701.1. · Provide sufficient nailing for ledger connection, Table R602.3(1). · Specify wall and ceiling covering. Note: Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. V. ELEVATIONS: · Provide complete drawings of all patio covers. VI. STRUCTURAL PLANS: · Provide a header schedule consistent with Table 502.5(1). · Provide a complete braced wall panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R403.1.6, R602.10.1.1, R602.10.8. · Provide a sufficient load path from the roof sheathing to the foundation, R602.10.8. · Specify design criteria on plans. Provide values for floor/roof dead and live loads. · Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. · Specify gable-end bracing with connections to the structure, R802.10.3. · Provide complete roof plan layout, with locations of supporting members, at all locations where existing walls are to be removed. VII. ELECTRICAL PLAN: · Provide an electrical riser diagram with grounding method and bonding to metallic piping, E3303, E3507. TEP requires a 2½" diameter service conduit, TEP SR-305. · Provide a panel schedule: panel size, circuit numbers, ampacity, and wire sizes, E3304.11, E3606.2. · Show locations of smoke detectors (every sleeping room and hallways leading to). All smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke detectors, R313. · Designate the circuit number for each light fixture, receptacle, appliance, and equipment disconnect, E3603.5. · At least one wall switch controlled light must be provided at outdoor entrances or exits, E3803.3. · Clarify which switch controls each light. VIII. MECHANICAL PLANS: · Provide a heated air source to all habitable rooms capable of maintaining a room temperature of 70 degrees at a point three feet above the floor, R303.8, 310.11. IX. OUTDOOR LIGHTING CODE: · Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. · Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). X. INTERNATIONAL ENERGY CONSERVATION CODE: · Specify the "R" value of the insulation, as well as the "U" factor and the solar heat gain coefficient of the windows and doors. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13, N1102.1.
