This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. I. GENERAL REQUIREMENTS: · Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. II. FOUNDATION PLANS: § Specify the footing depth below grade at the covered patio on the rear of the house, R403.1.1. III. STRUCTURAL PLANS: § Provide sufficient support under the interior load-bearing wall between the master bedroom and the master bathroom, and provide a sufficient load path from the roof sheathing to the foundation, R602.10.8. IV. PLUMBING PLAN: § Specify either IRC or UPC plumbing design, the codes are not interchangeable. § A water fixture unit schedule is required for the entire property (including existing), UPC Table 6-5. § Provide the maximum developed length of water line from the meter the furthest appliance served, and the diameter of the water line, UPC Table 6-6. V. ELECTRICAL PLAN: § Bedroom outlets shall be arc-fault protected (to include smoke detectors), E3802.12. § All smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke detectors, R313. VI. OUTDOOR LIGHTING CODE § The unshielded limit has been exceeded for the property's outdoor lighting. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2.
