TRANSMITTAL DATE: February 12, 2008

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site.

2. This comment was not fully addressed. Provide documentation supporting the approval of the lot split. It appears that a lot split is proposed for this project. Per LUC Sec. 4.1.2. DEFINITIONS, Land Split. The division of improved or unimproved land which is not defined as a subdivision, whose area is two and one-half acres or less in size, into two (2) tracts or parcels if previously platted or three (3) tracts or parcels of land or less if not previously platted of land for the purposes of sale or lease. This said, based on information available it appears that the number of splits for this parcel has exceeded the maximum three (3) allowed. Provide a twenty (20) year history. Be aware that a plat may be required. Contact the zoning administrator in writing to determine the platting requirements.

3. If the cell tower is to be part of the permit the Special Exception review is required prior to approval of this site plan. If the cell tower is to be permitted under a separate permit state so on the plan. The proposed cell tower will require approval through a Special Exception review. Contact Michael Wynekin @ 837-4955 for requirements.

4. This comment has not been addressed. An easement will be required for the access across the southeast parcel to this site. Provide the recordation, docket and page, information on the plan.

5. This comment has not been fully addressed. Zoning acknowledges that a 4' dimension is shown on the plan but it does not appear to be measured from the pop-out of the building. Revise the dimension. D.S. 2-02.2.1.A.12 Provide a dimension for the pedestrian circulation paths called out under Construction Note #9. Per LUC Sec. 3.3.7.2.C.4 the minimum width of the pedestrian refuge area is four (4) foot. This dimension is measured from the pop-out shown on the plan. For your information the pedestrian refuge is only required on one (1) side of the PAAL.

6. D.S. 2-02.2.2.A.4 A revised parking calculation is required now that it has been verified that some of the storage units do not have direct access. Per LUC. 3.3.3. STORAGE USE GROUP, Personal Storage, One (1) space per four thousand (4,000) sq. ft. GFA, if storage units do not have direct vehicular access. This said, provide a parking calculation that breaks out the square footage of the units that do not have direct vehicular access and provide parking accordingly. Additional bicycle parking may be required.

7. D.S. 2-02.2.2.A.5 Provide the required number of loading spaces in the calculation.

8. Based on current aerial photos it appears that the existing billboard has some type of horizontal structure that may overhang proposed building "G", if so an overhead easement will be required.

9. Ensure that all changes to the site plan are reflected on the landscape plan.

10. Additional comments may be forth coming depending on how each comment has been addressed.

RESUBMITTAL REQUIRED: Site Plan and Drainage Report.

The Site Plan (SP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Include a response letter to the comments along with the corrected copies of the SP.
2. All easements must be recorded prior to the approval of the site plan. Per previous comment.
3. Submit the soils report with the next submittal. Per previous comment.
4. Remove reference to grading plan in the title of sheet 2 of 6.
5. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof or sidewalk scuppers shave not yet been decided, a general note indicating sidewalk scuppers will be used when the roof or sidewalk scuppers locations have been designed and located will suffice. Roof drainage patterns must be shown on the plans. Per previous comment.

Drainage Report:
1. Please include a response letter to the comments along with the corrected copies of the HR.
2. The DR has been accepted for Site plan purposes. However, the following comments and any other additional comments from the grading plan submittal must be addressed.
3. If any excerpts, figures, data etc. have been taken from the Canterbury Ranch DR, then a statement must be added to the DR indicating that you have read and agree to that excerpt. My apologies for not being clear on the first set of comments. The excerpts, figures data etc. from the Canterbury Ranch DR shall be included in the report in order to facilitate the review. It is difficult figure out where the off site stormwater is coming from without the exhibits from the DR.
4. Demonstrate that the existing catch basin and pipe are sufficient to handle the additional stormwater from the project. Also, obtain and submit documentation for permission to tap into the exist. catch basin on Los Reales Road from Permits and Codes.
5. Include details of all subsurface and surface drainage features, ie.: Catch basins, Ret./Det. Basins etc.
6. The 11x17 exhibit called out on sheet no. 6 is not included in the report. Include the exhibit in the report.
7. Show the project address on the cover of the Drainage report.
8. Add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR.
