COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site.

2. It appears that a lot split is proposed for this project. Per LUC Sec. 4.1.2. DEFINITIONS, Land Split. The division of improved or unimproved land which is not defined as a subdivision, whose area is two and one-half acres or less in size, into two (2) tracts or parcels if previously platted or three (3) tracts or parcels of land or less if not previously platted of land for the purposes of sale or lease. This said, based on information available it appears that the number of splits for this parcel has exceeded the maximum three (3) allowed. Provide a twenty (20) year history. Be aware that a plat may be required. Contact the zoning administrator in writing to determine the platting requirements.

3. It appears that buildings A, C & F have storage areas that do not have direct access from the parking area access lane (PAAL). Provide floor plans so that vehicle parking and loading space requirements can be verified.

4. The proposed cell tower will require approval through a Special Exception review. Contact Michael Wynekin @ 837-4955 for requirements.

5. An easement will be required for the access across the southeast parcel to this site. Provide the recordation, docket and page, information on the plan.

6. All lettering and dimension shall be the equivalent of twelve (0.12") point or greater in size to facilitate reproduction and photographically reduced (microfilm) for record keeping. The location map has lettering that does not meet this requirement.

7. D.S. 2-02.2.1.A.3 Provide the project address on the site plan.

8. D.S. 2-02.2.1.A.6 Provide overall dimensions, height and if applicable identify any canopies or overhangs for the proposed buildings on the plan.

9. D.S. 2-02.2.1.A.7 Provide the required setback dimensions along I10 and Los Reales Road.

10. D.S. 2-02.2.1.A.8 On the Accessible Parking space detail, provide the maximum surface slope allowed per ICC/ANSI A117.1-2003 Sec 502.5.

11. D.S. 2-02.2.1.A.8 For your information the truncated domes for the curb access ramp at the handicapped parking space are only required to be located at the handicapped access aisle.

12. D.S. 2-02.2.1.A.11 Provide a dimension for the entrance parking area access lane (PAAL) off of Los Reales Road.

13. D.S. 2-02.2.1.A.12 Provide a dimension for the pedestrian circulation paths called out under Construction Note #9. Per LUC Sec. 3.3.7.2.C.4 the minimum width of the pedestrian refuge area is four (4) foot. This dimension is measured from the pop-out shown on the plan. For your information the pedestrian refuge is only required on one (1) side of the PAAL.

14. D.S. 2-02.2.1.A.12 Please clarify if the proposed gate at the PAAL to Los Reales Road is for entrance/exit or just for exit purposes. If this gate is used for entrance/exit then a pedestrian circulation/access route, sidewalk is required to connect to the sidewalk along Los Reales Road. If no sidewalks are provided along Los Reales the pedestrian circulation/access route must go to the property line.

15. D.S. 2-02.2.1.A.13 If applicable provide the location, type, size and height of existing and proposed freestanding signage and billboards. Zoning acknowledges that there is a billboard on site.

16. D.S. 2-02.2.1.A.14 Once the floor plans are provided, loading spaces may be required, see comment 3 above.

17. D.S. 2-02.2.1.A.14 Show the required loading space for the billboard on the plan. Also show how access is provided to the billboard.

18. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting.

19. D.S. 2-02.A.2.1.31 Provide the existing use on the plan.

RESUBMITTAL REQUIRED: Site Plan and Drainage Report.

The Site Plan (SP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Include a response letter to the comments along with the corrected copies of the SP.
2. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
3. This project will require a separate grading plan/grading permit and a Stormwater Pollution Prevention Plan (SWPPP). The grading plan and SWPPP cannot be approved prior to the approval of the site plan. The grading plan will only be reviewed after the second submittal of the site plan. Remove most of the references to the grading on the site plan except for the major drainage structures and enough elevations and flow arrows to show the over all drainage scheme. See note no. 27.
4. All easements must be recorded prior to the approval of the site plan.
5. Submit the soils report with the next submittal.
6. Sidewalks, 5' wide, are required along the street frontages of all new developments per D.S. 3-01.3.3.
7. Provide property description on the cover sheet per D.S. 2-02.2.1.3.
8. Provide all existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use per D.S. 2-02.2.1.6.
9. Show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11. An agreement/easement for use of the existing driveway for use as an ingress/egress into the property by crossing the adjacent property will be required.
10. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12.
11. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14.

A refuse container and enclosure are required for this site or documentation from Andy Vera at Environmental Services omitting the requirement along with the required approved Development Standards Modification Request (DSMR).
21. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. It is difficult to distinguish the elevations of each contour since the contours have no labels. Show the elevation on the contours on the plan view.
22. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
23. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
24. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof or sidewalk scuppers shave not yet been decided, a general note indicating sidewalk scuppers will be used when the roof or sidewalk scuppers locations have been designed and located will suffice.
25. List the consulting engineer and the owner/developer on the plans with the pertinent information.
26. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
27. "A grading permit and Stormwater Pollution Prevention Plans (SWPPP's) will be required for this project. Submit 3 sets of grading and SWPPP's with text, upon completion and submittal of a grading permit application. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans".

Drainage Report:
1. Please include a response letter to the comments along with the corrected copies of the HR.
2. A complete review of the DR could not be done because sheets 10 thru 13 were not included in the report, however no major issues with the drainage scheme were noted in the DR at this time.
3. If any excerpts, figures, data etc. have been taken from the Canterbury Ranch DR, then a statement must be added to the DR indicating that you have read and agree to that excerpt.
4. Show the project address on the cover of the Drainage report.
5. Add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR.

Grading plan and Stormwater pollution prevention plan (SWPPP):
