This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. All plans should reference these codes. SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. 2. Show the water pipe size from the meter to the building. Show the point of connection for the proposed hot and cold branches. The pipe must be sized for the calculated load, 2006 UPC 610.1. FOUNDATION PLANS: 1. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade and support by metal pedestal with 1" space above the floor (model CBSQ66), R319.1.4 exception 1. 2. Show the minimum 12" footing depth below undisturbed soil at the porch post, R403.1.4. 3. Show all foundation hold-downs for brace wall panels, R403.1.6, R602.10.3. Show alternate braced panel tie-downs (dwelling at porch area) with a device that provides the required uplift capacity, R602.10.6. FLOOR PLANS: 1. Show compliance with R310 providing egress from the adjacent bedroom. STRUCTURAL PLANS: 1. Locate and identify 4' brace wall panels at the ends (within 12.5') of all wall lines (dwelling at porch area) or show the required alternate panels, Table R602.10.6. 2. Design roof structural (ridge) members that support rafters as beams when the roof pitch is less than 3" to 12", R802.3. 3. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or note the requirement for deferred submittal, R106.1. 4. Specify eave/overhang and detail outrigger support. 5. Provide detail for bracing trusses at gable ends to prevent rotation and provide lateral stability, R802.10.3. 6. Show rafter (truss) to wall connection using (H2.5) ties having a resistance to uplift of not less than 175 pounds, R802.10.5. 7. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between existing and new attic areas (>30 S.F.), R807. SECTIONS - DETAILS: 1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 2. Revise Interior Note #3/7 providing fiber-cement board rather than moisture resistant (green) gypsum board in tub and shower areas, R702.4.2. 3. Specify water-resistive barrier equivalent to two layers of Grade D paper over wood based sheathing, R703.6.3. 4. Calculate the attic ventilation area using 1 to 150 of attic area in compliance with R806.2. Note that 50% to 80% of the required ventilating area is be provided by upper space vents when applying the reduced area calculation, or show a one perm rated vapor barrier installation. 5. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cords and eave venting is used, R806.3. This may be accomplished w/ baffles. 6. Show location and method of flashing all wall and roof intersections, R903.2.1. 7. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7. PLUMBING PLANS: 1. Show the required diameter of water line from the meter as 1" rather than ¾" pipe, UPC 610.8, Table 6-6. 2. Remove the fixture unit calculation with 1994 UPC values. 3. Show water branch sizes to the water heater and bathroom fixtures. 4. Show VTR's and Cleanouts. The cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6. The water closet VTR may be used as the cleanout if sized at 3" ABS, UPC Table 10-1 5. Show a gas line size and length to the water heater. UPC 1217.2, & Table 12-7. MECHANICAL PLANS: 1. Provide heating facilities in all habitable rooms (Morning Room), R303.8. 2. Show bathroom exhaust fan for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3. ELECTRICAL PLANS: 1. Revise Note #1/5 showing all electrical work shall comply with 2006 IRC 2. Revise the electrical load calculation showing the total existing and new dwelling area as shown on sheet B. Show all appliance and dedicated branch circuits (kitchen, range, disposal, refrigerator, bathroom & washer), E3502.2. 3. Revise circuit #13 (15 AMP). Bathroom receptacles shall be on a separate 20 AMP circuit, E3603.4. 4. Show receptacle outlets at wall spaces 2' or more so that no point along the wall (exclude door openings) is more than 6' from a receptacle outlet (Morning Room), E3801.2. OUTDOOR LIGHTING CODE 1. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 1. Revise the "U" factors of the windows and doors on sheet #1 and show the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, N1102.1.
