Comments:

1. The building plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. The building submitted exceeds the maximum allowed height of a structure within an R-2 zoned property, twenty five (25) feet. At the garage per the northeast elevation on page A2.0-6 a wall height of twenty eight (28) feet is indicated above finished floor. Height is measured from the adjacent grade adding six (6) inches to the twenty eight (28) feet for a total of twenty eight (28) feet six (6) inches to the top of the wall. Per the cross sections it appears that there is approximately a one (1) foot parapet thus the height of the structure from grade to roof line is twenty seven (27) feet six (6) inches. The maximum allowed height is twenty five (25) feet above grade to the roof line. Revise.

3. The proposed maximum height of building on this site, as indicated on the site plan submitted is twenty three (23) feet. Revise.

4. Zoning will re-review the building plan on the next submittal to insure compliance with the approved site/development plan. Additional comments may be forthcoming.
