Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 6/12/2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. · Interior alterations require the installation of smoke alarms if not existing, R313.2.1.

SITE PLAN:

1. Indicate the location of buildings, utility meters and water line from property line to building, R106.1.1.
2. Show the water pipe size from the meter to the building. Show the point of connection for the proposed hot and cold branches. The pipe must be sized for the calculated load, 2006 UPC 610.1.

FOUNDATION PLANS:

1. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade, R319.1.4 exception 1. (Detail 2/A2.1).
2. Show compliance with termite treatment, R320 as amended.
3. Specify anchor-bolts with 7" embedment into concrete or masonry, R403.1.6. (Detail 3 & 10/A2.1).
4. Show the 6" minimum foundation height above finished grade, R404.1.6. (Detail 3 & 10/A2.1).

STRUCTURAL PLANS:

1. Revise the undersized beam size at the span between the Bedroom and Utility Room, R301.1.
2. Show a complete braced panel layout with panels centered at least every 25' O.C., R602.10.1.1. (West wall).
3. Note the maximum height of property and screen walls as 6' in height above grade on either side. (Detail 10/A2.1).

ELEVATIONS:

1. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation, R905. (Porch roof surface).
2. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7.

SECTIONS - DETAILS:

1. Show wood beam seats with 1/2" clearance from masonry on top, end & sides, R319.1 item 4. (Replacement beams)
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. (Section note #3).
3. Provide fiber-cement board rather than moisture resistant (green) gypsum board in tub and shower areas, R702.4.2. (Floor plan note #3).
4. Specify water-resistive barrier equivalent to two layers of Grade D paper over wood based sheathing, R703.6.3. (Floor plan note #1 & Section note #8).

PLUMBING PLANS:

1. Provide maximum developed length of water line and fixture unit schedule (to include existing fixtures) UPC Tables 6-4 & 7-3 for determining water pipe diameter from the meter (may require upgrading existing), UPC 610.8, Table 6-6.
2. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5'(all drains with a sink) UPC 707.4. The VTR may be used as the cleanout if increased to 2-½" (3" ABS).

ELECTRICAL PLANS:

1. Change the location of Bedroom and Sitting Room lighting switches if this wall section is deleted as shown on A1.1.
2. Revise the panel schedule showing a correct description for circuit number 22, E3304.11 & E3606.2.
3. Note that an arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors (include circuit number 18, 20 & 22), E3802.12.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
2. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).

INTERNATIONAL ENERGY CONSERVATION CODE:

1. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. If using RES check for compliance select the Energy Code: "Pima, AZ: 2006 IECC <4,000 ft."
2. Show correct wall area and door areas on the RES check calculation. Also, show any continuous insulated panels on the drawings for the 2.0 ceiling entry.
3. Show consistent "R" values of insulation, as well as the "U" factors of the windows and doors on the plans. Include the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2.
