COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS 2-02.2.1.7 In the zoning info portion the indicated front setback requirement is incorrect. The required street setback along a MS&R is 21' or the height of the structure, whichever is greater, from the back of future curb. This site will meet the required setback but revise note and add dimension to the back of future curb.

2. DS2-02.2.1.8 Provide a detail of the handicap parking space indicating dimensions, maximum slope of the parking space and access aisle as per ANSI 117.1-2003 Sec. 502.5 (max. 1:48), location of the handicap parking sign, handicap ramp, etc.

The provided handicap parking detail indicates 2 handicap ramps, site plan indicates only one. Clarify.

The truncated domes are to be located on the landing the full width of the access aisle. The landing also appears to have access to the south into a vehicular use area, truncated domes will be required at this location also.

A handicap ramp is indicated at the metal building. An additional handicap ramp will be required to connect to the sidewalk along the south side of the building.

The "sidewalk" adjacent to the south side of parking space #8 is required to constructed of concrete not asphalt.

3. DS 2-02.2.1.9 Provide a detail of the proposed class two bicycle rack. See DS 2-09.2.3.

4. DS 2-02.2.1.14 Clearly indicate maneuverability for vehicles in and out of the loading zone and trash enclosure. See engineering comments.

It appears that the trash enclosure area is a slab only. Curb or barriers will be required along the backside of the slab to prevent vehicles from driving onto unimproved portions of the site.

5. Provide two copies of the site plan at the next submittal.

01/28/2008 PETER MCLAUGHLIN LANDSCAPE REVIEW Denied 1. The site plan must be accompanied by a separate landscape plan with information specified in Development Standard 2-07.0, 2-06.0, and LUC 3.7.2. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. The review will continue when documents are included with re-submittal.

2. Storm water detention/retention basins shall be landscaped to enhance the natural configuration of the basin. Plants located in the bottom one-third (1/3) of the detention/retention basin must be adaptable to periods of submersion. Design criteria are set forth in Development Standard 10-01.0.

3. All tentative plats, development plans, site plans, plot plans or other plans providing for approval of development within property that includes any Regulated Area as defined in Development Standard 2-13.2.2.A shall identify and delineate the Regulated Areas and the Protected Riparian Area. The required meter size is determined by the total water demand; a 5/8" meter is allowed for up to 10 GPM, a 1" meter for up to 25 GPM, and a 1-1/2" meter for up to 50 GPM. Unless a separate meter is provided for the landscaping, the meter demand will include the landscaping demand plus the building fixture demand.

RESUBMITTAL REQUIRED: Site Plan.

The Site Plan (SP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. The previous reviewer no longer is employed by the City of Tucson. Since I will be the new reviewer, feel free to call, email or meet with me to go over any prior agreements or discussions on the project.
3. Show in the title block whether this plan is sheet 1 of 1 or if there is more than 1 sheet.
4. The hand written notes on the plan are upside down and barely legible. Revise as required.
5. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12.
6. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14.
7. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the SP.
8. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. Include the actual elevation in the Basis of Elevation note taken from the City of Tucson field book and page.
9. Show Site plan number (T07CM03417) on the plan per D.S. 2-02.2.1.29.
10. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. The dumpster pad still does not meet City of Tucson min. requirements. Perhaps a different design may be required. Revise or correct as necessary. Also it appears that the dumpster is not fully screened from street. This will require a refuse enclosure. Address as necessary.
11. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
12. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
13. List the consulting engineer and the owner/developer on the plans with the pertinent information.
14. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
15. "A grading permit and Stormwater Pollution Prevention Plans (SWPPP's) will be required for this project. The project is adjacent to the Tucson Diversion Channel and is important that the stormwater pollution does not enter the channel. A formal SWPPP is not necessary. However, BMP's will be required to be shown on the grading plan. Submit 3 sets of grading with the SWPPP BMP's shown on the plan upon completion and submittal of a grading permit application. A grading permit may not be issued prior to the site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans".

Drainage Statement:
1. The DR was reviewed for SP purposes only. The DR has been accepted by engineering on the site plan.
