COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS 2-02.2.1.4 On the location map indicate the Julian Wash and the section corners.

2. DS2-02.2.1.8 Per IBC sec. 1106.5 the handicap parking space indicated must be a van accessible space. As indicated does not meet the requirements of a van accessible parking space.

Provide a detail of the handicap parking space indicating dimensions, maximum slope of the parking space and access aisle as per ANSI 117.1-2003 Sec. 502.5 (max. 1:48), wheel stops, location of the handicap parking sign, handicap ramp, etc.

Provide a detail of the required handicap parking sign. FYI: The minimum distance from grade to the bottom of the sign is seven (7) feet per City of Tucson standards.

Indicate the location of all wheel stops for each parking space.

3. DS 2-02.2.1.9 Please provide a plan view detail of the proposed class 2 bicycle parking spaces. Single rack spaces placed in a row will allow a minimum of seventy -two (72) inch length per bicycle parking space and a minimum of thirty (30) inches between outer spaces of racks. A five (5) foot wide access aisle measured from the front or rear of the seventy-two (72) inch long parking space will be provided beside each row. Lighting will be provided such that all facilities are thoroughly illuminated and visible from adjacent sidewalks, parking lots, or buildings, during working hours. The surface of the facility can be surfaced the same as for motor vehicle parking or with a minimum of one (1) inch thickness of one-fourth (1/4) inch aggregate material.

Provide a detail of the proposed class two bicycle rack. See DS 2-09.2.3.

4. DS 2-02.2.1.10 Indicate location of future sight visibility triangles as well as location of the future curb. If existing curb location is the same as future curb location indicate such.

5. DS 2-02.2.1.11 Per DS 3-05.2.3. C.1 A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the property lines; damaging adjacent landscaping, walls, or buildings; or
overhanging adjacent sidewalk areas or unpaved areas on or off site and to prevent vehicles from driving onto unimproved portions of the site. Provide curbing at all paved areas.

Per DS 3-05.2.2.B.1 A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. This will be required along the south west side of the proposed metal building. A 4' minimum width sidewalk will be required in the pedestrian refuge, see later comment.

Per DS 3-05.2.2.B.3 A minimum distance of two (2) feet must be maintained between a PAAL and any wall, screen, or other obstruction, provided pedestrian activity is directed to another location. The additional area is necessary to provide clearance for fire, sanitation, and delivery vehicles. This two foot distance is required along the south property line adjoining the vehicular use area.

6. DS 2-02.2.1.12 Per DS 2-08.3.1 Within all development, a continuous pedestrian
circulation path is required. This path must connect all public access areas of the
development and the pedestrian circulation path located in any adjacent streets. The
areas within the development which must be connected include, but are not limited to, all
buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas,
and all other common use areas.

Within this pedestrian circulation path, an accessible route is also required. The
accessible route must connect all areas of the development and the pedestrian circulation
path located in any adjacent streets. This accessible route may be identical to the
pedestrian circulation path.

Provide location and details of all handicap ramps including slope, dimensions, landings, and truncated domes.

Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area

Provide location and width of the crosswalk (required to complete the pedestrian circulation path).

A sidewalk will be required along the south west side of the metal building connecting to the trash enclosure. (inside of the refuge area) See DS 2-08.4.1.B A sidewalk will be provided adjacent and parallel to any PAAL on the side where buildings are located.

Per DS 2-08.4.1.A At least one (1) sidewalk will be provided to a project from each street on which the project has frontage,

DS 2-02.2.1.1313 If applicable, indicate the locations and types of proposed signs (wall, freestanding, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Also indicate if there are existing billboards on site. Billboards will be required to meet all LUC requirements as stated in LUC Sec. 3.5.4.26. If none exists please state so

The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

1. Provide the north arrow with the scale. DS 2-02.2.1.A.1.

2. Provide a legend identifying the line weights and symbols used on the plan. DS 2-02.2.1.A.

3. Indicate on the location map the Tucson Diversion Channel. DS 2-02.2.1.A.4.

4. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. Some of the current font measures to 10 point, it must be at least 12 point or greater in size. Revise all lettering to be at least 12 point.

5. Provide the future sight visibility triangles for the project. The future SVT is drawn from the future curb location. See forthcoming comment below. DS 2-02.2.1.A.10.

6. It is not clear what the dashed line with the verbiage "Asphalt PAAL," is indicating. It appears the dashed line is indicating the solid waste vehicle maneuverability. It also appears to indicate the boundaries of the PAAL. Revise the plan to show the boundary of the PAAL more clearly. For plan clarity it is recommended to remove the dashed line. DS 2-02.2.1.A.11.

7. See redline for this following comment. There is a line adjacent to parking space number nine that extends to the symbol representing the solid waste enclosure. Is this representing vertical curb? Clarify. DS 2-02.2.1.A.11.

8. A minimum setback distance of five 5' for a pedestrian refuge area with a 4' sidewalk must be maintained between any enclosed structure and a PAAL. Provide a 4' sidewalk within the 5' pedestrian refuge between the PAAL and the south side of the building. Revise plan as necessary. DS 3-05.2.2.B.1., Figure 1 and DS 2-08.4.1.B.

9. The minimum width of 2' must be maintained between all PAALs and a property line. Provide the minimum width requirement at the south side of the PAAL. DS 3-05.2.2.B.3., DS 2-02.2.1.A.11.

10. A vehicular use area must provide a vertical barrier, such as post barricades, wheel stops or vertical curb to prevent parked or moving vehicles from extending beyond property lines, damaging adjacent walls, landscaping or buildings or overhang to required sidewalk areas or unpaved areas on or off site. Clearly indicate a vertical barrier that identifies the boundary of the property. See above comment number four. DS 2-02.2.1.A.11., DS 3-05.2.3.C.1.

11. At least one 4' sidewalk will be provided from the project to the street. Revise the plan to show 4' sidewalks from the project to Benson Highway. DS 2-08.04.

12. Be advised the project must provide a continuous pedestrian circulation from all public access areas. That said the future building must have continuous pedestrian circulation to the proposed building. DS 2-08.3.

13. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E.

14. Provide flow arrows and locations for all roof down spouts on the site plan. The 10-year flow must be contained under the pedestrian circulation at all down spout locations. DS Sec.2-02.2.1.A.16

15. The wash adjacent to the property is not Julian Wash; it is the Tucson Diversion Channel. Revise accordingly. DS 2-02.2.1.A.15.

16. Identify on the plan the flood plain limits for the Tucson Diversion Channel. Also show adjacent to the name of the wash the flood hazard zone. The flood hazard zone for the Tucson Diversion Channel is Zone A. DS 2-02.2.1.A.15.

17. Provide overall drainage patterns for the property. Provide the symbol in the legend. DS 2-02.2.1.A.16.

18. Identify the elevations with the "+" symbol. Is it a spot elevation or a finish grade?

19. Provide finish grades through out the site. DS 2-02.2.1.A.16.

20. Based on the cut and fill quantities provided on the site plan a grading review, approval and permit is required. It is recommended with the next site plan submittal to formally submit for a grading review. DS 2-02.2.1.A.17.

21. Provide the recordation data for Benson Highway, also indicate as a public road and/or if it is State of Arizona ROW. DS 2-02.2.1.A.18.

22. Benson Highway is designated as an arterial road with a future ROW width of 120' per the Major Streets and Route Plan. Provide on the plan view the future ½ ROW dimension from the centerline of the street. Also dimension from street centerline to the future curb location, which is 9' from the future ROW line. Label accordingly for identification of each line and dimension. DS 2-02.2.1.A.19.

23. All easements affecting the property must be graphically shown on the plan with recordation data. Revise accordingly. DS 2-02.2.1.A.20.

24. Dimension from street centerline to the edge of the existing pavement for Benson Highway. DS 2-02.2.1.A.20.

25. Remove the verbiage "Drainageway," and provide the verbiage within the boundaries of the channel. DS 2-02.2.1.A.22.

26. Provide a few more spot elevations for the property and provide the Bench Mark based on the City of Tucson datum, include the City field book and page number. DS 2-02.2.1.A.23.

27. Indicate a refuse enclosure detail as per D.S. 6-01.4.2. The base shall be a concrete slab with an inside clear dimension of ten (10) feet by ten (10) feet by five (5) inches thick. Steel pipes are required between the container and the enclosure's rear and side walls to prevent the container from damaging the enclosure while being serviced. Enclosure gates have a minimum opening of ten (10) feet.

28. The maximum back up distance for a solid waste collection vehicle is 40'. The current proposal exceeds this distance. Revise the site plan to meet the minimum requirement. DS 6-01.4.1.C.

29. Please note that subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions that occur to the plans.

DRAINAGE REPORT COMMENTS

1. Section 2.1 indicates the impervious surface is 55% post development. It is not clear if the percentage includes the future building. It is also not clear on the site plan and the developed hydrology map exactly what areas are going to be impervious. Clarify on the developed hydrology map the areas of impervious surface and revise section 2.1 appropriately.

2. Provide storage volume and depth columns with the detention routing tables; 2, 10 and 100 year.

3. Revise all applicable areas in the report to replace Julian wash with the Tucson Diversion Channel.

4. If downspout locations cross pedestrian circulation areas provide calculations and detail for scupper sizing to show that the 10-year flow is contained under the sidewalk.
