This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. All plans should reference these codes. FOUNDATION PLANS: 1. Show the required continuous concrete footings of minimum 12" width and 12" deep at the Storage Room, R403.1. 2. Show or note a 6" minimum separation (Detail 2/A-6) of untreated exterior posts above finished grade, R319.1.4 exception 1. 3. Correct the foundation anchorage reference at the Shear Wall notation sheet A-2 from R403.1(1) to R403.1.6 FLOOR PLANS: 1. Show the Bedroom window as tempered glass (within 24" of doorways), R308.4. 2. Show the location of a minimum 22" x 30" attic access. Attic access is required if the space exceeds 30 SQ FT with a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space, R807.1. 3. Locate and identify brace wall type, R602.10.3 (include East Living Room wall) along with the appropriate tie-downs for panels less than 4' wide, R602.10.8. STRUCTURAL PLANS: 1. Realign the East Porch post and beam on the Framing Plan A-4. Check the Foundation Plan post location A-3. 2. Show a consistent GLB size for the Garage door opening at the Framing Plan and Section A. 3. The 10 ½"GLB carrying the Garage trusses and new roof extension is undersized. 4. Provide complete roof framing plan and Detail 6/A6. Show connectors between the beams and new rafters with rafter blocking. Also, show rafter to truss connection at the ridge end, R301.1. 5. Brace wall panel requirements have not been met for the garage door opening, R602.10.6. The single portal Alternate Braced Wall design requires sheathed panel nailing to header, 4,200 LBS uplift capacity tie-downs, and 1,000 LBS post straps top and bottom, Figure R602.10.6.2. Revise the Shear Wall at Garage notation with an uplift capacity of not less than 4,200 LBS, Figure, and revise Section A showing the tie-down and strapping hardware. 6. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or note the requirement for deferred submittal, R106.1. Truss calculations shall be cross-referenced to the plans, R802.10.2. 7. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between existing and new attic areas (>30 S.F.), R807. ELEVATIONS: 1. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7. SECTIONS - DETAILS: 1. Renumber or delete one of the two Details 5/A-6. 2. Provide a detail of Garage outrigger connections as referenced at 8/A-6 on the Framing Plan A-4. 3. Show (Detail 4 & 7/A-6) the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 4. Provide fiber-cement board rather than moisture resistant (green) gypsum board in tub and shower areas, R702.4.2. 5. Specify veneer anchoring method, weepholes, water-resistive barrier and support (ties spaced max 24" o/c horizontally & vertically and supporting max of 2.67 SQ FT), R703.2 & R703.7. 6. Specify water-resistive barrier equivalent to two layers of Grade D paper over wood based sheathing, R703.6.3. 7. Show or note 1" air space between sheathing and veneer R703.7.4.2. 8. Revise the area calculation to include the entire dwelling and existing vents. Show the amount of eave ventilation supporting the reduction calculation (min 20%), R806.2. 9. Show location and method of flashing all wall and roof intersections, R903.2.1. PLUMBING PLANS: 1. Revise the fixture schedule (to include two bathtubs and Kitchenette sink) UPC Tables 6-4 & 7-3. The hose bibb fixture total may be shown as (2.5+1+1) 4.5. 2. The 1" water line from the meter to first bathroom group or water heater may require upgrading, UPC 610.8, Table 6-6. 3. Clarify the new Gas Pack shown on sheet A-7 or Heat Pump shown oh sheets A-8 & A-9. The new Gas Pack load requires a gas supply pipe resized for the connected demand from the meter to the first tee. UPC 1217.2, & Table 12-7. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics), R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). ELECTRICAL PLANS: 1. Revise the Electrical Symbols description for Ground Fault Interrupter. 2. Note that an arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.12. OUTDOOR LIGHTING CODE 1. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
