Site Plan 2nd review TRANSMITTAL: 11/02/07 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This comment has not been addressed. DS 2-01.2.1.7 Provide dimensions indicating the setbacks for the structure to all property lines and back of future curb. See later comment regarding future curb location. 2. DS 2-02.2.1.9 The bicycle parking calculations indicate 4 class one bicycle parking spaces being provided. The site plan indicates two lockers and based on location and the detail it appears that only two lockers have been provided. Detail indicates only one door. Please provide a plan view detail of the proposed class 1 and class 2 bicycle parking spaces. Single rack spaces placed in a row will allow a minimum of seventy -two (72) inch length per bicycle parking space and a minimum of thirty (30) inches between outer spaces of racks. A five (5) foot wide access aisle measured from the front or rear of the seventy-two (72) inch long parking space will be provided beside each row. Lighting will be provided such that all facilities are thoroughly illuminated and visible from adjacent sidewalks, parking lots, or buildings, during working hours. The surface of the facility can be surfaced the same as for motor vehicle parking or with a minimum of one (1) inch thickness of one-fourth (1/4) inch aggregate material. DS 2-09.5.1, DS2-09.5.2, DS 2-09.5.4, & DS 2-09.6.2 Bicycle parking provided on the site does not meet the requirements of revised DS (Development Standard) 2-09. Per DS 2-09.4.1 Class 2 bicycle parking facilities will be located no more than fifty (50) feet from the main building entrance(s) and will be along the front side of the building as well as along other sides of the building that has an entrance. Bicycle access through the development will be separate from the pedestrian ways. Vehicular access may be used as bicycle access. Bicycle access to a parking facility may cross a pedestrian way at a right angle (DS2-09.3.2) 3. DS 2-02.2.1.10 Provide location of the future sight visibility triangles. The parking space indicated along the south property line cannot be located inside of a sight visibility triangle. Contact the traffic division of the City of Tucson for the correct location of the future curb. I do not believe the future curb location is 11' south of the property line as indicated because of the taper for the intersection widening. There appears to be more right of way than is required for future right of way. The correct location of the future curb may be far enough south so that the parking space is not in the sight visibility triangle. 4. DS 2-02.2.1.12 See DS 2-08 for criteria for pedestrian circulation requirements. The cross walk indicated will not be allowed to be located crossing through the loading zone nor in front of the loading zone. Revise. Clearly indicate by detail or elevation call outs that the sidewalks are physically separated from the vehicular use areas. As indicated it appears that the sidewalks are flush with pavement. See DS 2-08.4.1. DS 2-08.3.1 Within all development, a continuous pedestrian circulation path is required. This path must connect all public access areas of the development and the pedestrian circulation path located in any adjacent streets. Within this pedestrian circulation path, an accessible route is also required. The accessible route must connect all areas of the development and the pedestrian circulation path located in any adjacent streets. 5. DS 2-02.2.1.13 The signs indicated in note #24 are not allowed to be located within the right of way without a Temporary Revocable Easement (TRE) from the real-estate division of the City of Tucson. If a TRE is applied for and is granted provide documentation with the next submittal. Revise general note #20 to indicate that freestanding signs are being provided. Revise general note #16 to 4 handicap parking spaces being provided. Remove general note #15, lot coverage percentage is not required. Remove general note #3, as previously noted this use does not have any "subject to:" sections. 6. DS 2-02.2.1.19 Provide the dimensioned right of way and curb location (existing and future) for Ft. Lowell. Note: This property is affected by a intersection widening for a MS&R. Clearly indicate how this development will function once the widening occurs. See engineering comments and previous comment regarding sight visibility triangles. 7. DS 2-02.2.1.25 Provide proposed lighting layout and type. Provide a detail of the proposed lighting type, indicate the clearance from grade to the bottom of the fixture. Minimum clearance is 15'. 8. Depending on responses to the above comments and changes to the site plan, further comments may be forth coming. The 10-year flow must be contained under the pedestrian circulation at all roof discharge points. Provide calculations and scupper details stating that the 10-year flow will be contained under the pedestrian circulation at all concentrated locations. DS 2-02.2.1.A.16 2.
