This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html FOUNDATION PLANS: 1. A Patio Cover does not require the usual minimum 12" footing depth below undisturbed soil (R403.1.4) if the posts are supported by a minimum 3 ½"slab and do not support live and dead loads more than 750 pounds each, AH106.1. Show the roof covering material for determining dead load of the Laundry enclosure. FLOOR PLANS: 1. Identify the room adjacent to the Laundry enclosure. Show compliance with R303.1 providing natural light and ventilation into the room. A bedroom must also comply with R310 for emergency escape. 2. An enclosed Patio Cover (Laundry enclosure) requires a minimum of 65% opening on the longer and one additional wall, AH102 for exclusion from brace wall panel materials. Show a design with 65% opening, or provide braced wall panels complying with R602.10. STRUCTURAL PLANS: 1. Provide complete roof framing plans for the Laundry enclosure. Show the rafter configuration, also size and connections of ledger to dwelling, R301.1. 2. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or note the requirement for deferred submittal, R106.1. Truss calculations shall be cross-referenced to the plans, R802.10.2. 3. Note that scissor truss installation may require using (TC) slotted ties with appropriate uplift rating at one wall connection per engineered design, R802.10.5. SECTIONS - DETAILS: 1. Provide consistent structure dimensions for the CMU wall height (Wall Type W1 sheet A1 and Detail #3/A3), R106.1.1. 2. Patio Cover (Laundry enclosure): Show wood framing members resting on concrete as pressure treated, R319.1 item 2. Provide treated sill plates bearing on concrete slabs, R319.1 item 3. (Detail 9/A2) 3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. (Detail #4 & 8/A3) 4. Provide fiber-cement board rather than moisture resistant (green) gypsum board in tub and shower areas, R702.4.2. 5. Show a weather-resistive exterior wall that prevents the accumulation of water with means of draining to the exterior of the (Laundry enclosure) Patio Cover, R703.1. 6. Specify water-resistive barrier equivalent to two layers of Grade D paper over wood based sheathing, R703.6.3. 7. Show insulation applied to the roof deck side of unvented attic spaces (within thermal envelope) with no vapor retarders at the ceiling, R806.4. 8. Note and specify a complete roofing system (Porch Roof Note #8/A2): Roofing type, grade of materials and method of installation, R905. PLUMBING PLANS: 1. Show the total BTU demand and total developed length from the meter to the most remote appliance on the system. UPC 1217.2, & Table 12-7. Revise the title of the Gas Isometric from "Electrical Plan" and the Gas Plumbing Plan from "Mechanical Plan", sheet A5. MECHANICAL PLANS: 1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase or attic) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). 2. Show dryer vent size and location for venting to exterior, M1501. 3. Show bathroom & laundry exhausts terminating out of the dwelling unit, M1507.2. ELECTRICAL PLANS: 1. Provide an electrical riser diagram, E3303. Note the grounding and bonding method, E3507. Metallic gas lines must be bonded and shall not be used as the primary grounding method, E3508. 2. Provide a grounding electrode on the Riser Diagram for the sub-panel, E3507.3. 3. Designate the circuit number at the location of each receptacle (B5), E3603.5. 4. Show sub-panel feeder conductor and conduit sizes on the riser diagram, E3605. Use Table E3605.1, 60 degree C column, for sizing branch circuits and conductors rated at 100 AMP or less, E3605.4.1. 5. Show a GFCI receptacle outlet within 25' of exterior HVAC equipment, E3801.11 This receptacle is separate from the dedicated (non-GFCI) receptacle or junction box for the water heater. 6. All receptacle outlets located outdoors and within 6' of a wet bar sink shall have ground fault circuit interrupting protection. Label each receptacle GFCI requiring such protection, E3802. 7. Weatherproof covers are required for preventing moisture from entering electrical boxes in damp or wet locations, E3805.11. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Revise the property area in the calculations to be consistent with the area shown on sheet A1 (6,930 SQ FT). INTERNATIONAL ENERGY CONSERVATION CODE: 1.
