Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 6/12/2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. · All code references to the International Residential Code shall be changed from 2000 or 2003 to 2006 with appropriate paragraph references, or remove the notation reference. (Sheet C1, A2, A3 & E1 marked loactions)

SITE PLAN:

1. Show the water pipe size from the meter to the building. Show the point of connection for the proposed hot and cold branches. The pipe must be sized for the calculated load, 2006 UPC 610.1.

FOUNDATION PLANS:

1. Show anchoring of sills at existing foundations with equivalent of minimum ½" diameter bolts with 7" embedment, R403.1.6.
2. Revise Alternate braced panel tie-down note #5, sheet A2, with a device that provides the required uplift capacity, R602.10.6. The PAHD42 is rated less than 1800 LBS when installed at end distance less than 8".

FLOOR PLANS:

1. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture), R307.1.
2. Show windows with tempered glass (within 24" of doorways, and when less than 60" above tub/shower floors), R308.4. Bath and Dining Room.
3. Show window openings at least 3' from the gas meter, UPC 1209.6.2(C).

STRUCTURAL PLANS:

1. Show truss to wall connection using ties having a resistance to uplift of not less than that required by the truss design submittal, R802.10.5. (See Truss A02 note #5 - 1093 LB uplift at bearing points.)

ELEVATIONS:

1. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7.

SECTIONS - DETAILS:

1. Provide a header schedule (Sheet A3) with legible notation (minimum 1/8" lettering).
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
3. Provide fiber-cement board rather than moisture resistant (green) gypsum board in tub and shower areas, R702.4.2.
4. Show weep screeds with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1.
5. Specify water-resistive barrier equivalent to two layers of Grade D paper over wood based sheathing, R703.6.3.
6. Specify the eave vent size on a detail supporting the calculation of 21.2 SQ IN, R806.2.
7. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cords and eave venting is used, R806.3. This may be accomplished w/ baffles.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2006 Uniform Plumbing Code with state amendments. The plans should reference this code, sheet P1.
2. Provide a fixture unit schedule UPC 610.0, water pressure range and the maximum developed length of water line and diameter from the meter (requires upgrading existing ¾" line), UPC 610.8, Table 6-6.
3. Show the dwelling individual accessible water supply shut off, UPC 605.3.
4. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5'(all drains with a sink) UPC 707.4.
5. Show the VTR size for the Master water closet (3"VTR or 2" w/ CO) UPC 904.0, Table 7-5.

MECHANICAL PLANS:

1. Update or remove Mechanical Note #11 for minimum SEER rating.
2. The size and weight of attic or roof mounted equipment is required for the Truss Design.
3. Provide location of condensate drain line and disposal from HVAC unit, M1411.3.
4. Show a secondary condensate drain line from interior equipment, M1411.3.1.
5. Show the return air duct size, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU).

ELECTRICAL PLANS:

1. Revise the panel schedule showing circuit numbers for the Laundry & Attic lighting with receptacle, E3304.11 & E3606.2.
2. Designate the circuit numbers at the location of each Dining receptacle, and show the location of the Opener circuit #36, E3603.5.
3. Note that an arc-fault circuit interrupter shall protect all bedroom outlets including lights and smoke detectors, E3802.12.

OUTDOOR LIGHTING CODE

1. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (exceeded limit).

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2.
2. The RES check calculation is not required if using the simplified prescribed energy values for glazing and skylights U=0.75, ceiling R=30 and walls R=13 for zone 2B.
