Country Club Road is not located along the west section boundary. 2. Per DS 3-05.2.3.C.1, provide wheel stops in parking spaces along northern perimeter of site to prevent vehicles from striking the adjacent fence. 3. Remove landscaping elements from site plan (sheet "as1"). Also, revise title of this sheet by removing reference to landscape plan as this sheet does not serve as or meet the requirements of a landscape plan and may not be approved as a landscape plan. 4. Per DS 2-02.2.1.10 please show sight visibility triangles. Per DS 3-01.5.1.A.1 walls or other visual obstructions over 30" hig, such as the screen wall for the loading zone may not be placed within the SVT's. 5. The PAAL width at the west side of the site is shown measured from the property line, however, there is a fence located along this property line. The PAAL may be located no closer than 2' from this fence. Per DS 3-05.2.2.B.3, a 2' separation is required from a PAAL to any vertical object over 6". Given that, this PAAL would be down to a 12' width at maximum. 6. Per DS 3-05.2.2.B.1, provide a 5' wide pedestrian refuge area inclusive of a 4' wide sidewalk - between the building and the PAALs to the west and the north. Provide a physical separation between the asphalt and the sidewalk along the PAALs, per DS 2-08.4.1 If no pedestrian refuge area is to be provided a Development Services Modification Request (DSMR) application and approval will be required. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. A comment response letter was not received with this submittal. A response letter facilitates the review process in a more timely matter. 2. This review was performed as a site plan review only. See note no. 24. 3. Is there is civil site plan or will the arch. site plan be used as the site plan? 4. A floodplain use permit and an elevation certificate are required for this project. 5. Show the FFE on the site plans. 6. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14. 7. Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15. Show the FEMA floodplain limits on the plan. 8. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. If the grading plan is kept as reference plan in the set, then the drainage and grading info. can be shown on the grading plan. 9. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. 10. Show Site plan number (T07CM03292) on all sheets per D.S. 2-02.2.1.29. 11. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. Provide a detail (plan view) of the enclosure. A 10'x10' clear area inside the enclosure from bollard to bollard, front to back and from side to side is required. Show a detail of the enclosure on the plans. 12. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. Any work performed in the ADOT right-of-way shall require a separate permit from the appropriate division a t the ADOT. 13. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable. 14. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice. Scupper shall be used when any stormwater drainage traverses a pedestrian pathway. 15. List the consulting engineer and the owner/developer on the plans with the pertinent information. 16. Add note: "Depress all landscaped areas 6" maximum for water harvesting". 17. "A separate grading and a floodplain use permit will be required for this project. Submit 2 sets of grading upon completion and submittal of a grading permit and floodplain use permit application. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans". Hydrology Report: 1. The HR has been accepted by engineering for site plan purposes only. 2. An elevation certificate is required and will be issued along with the grading plan approval. 3.
