Per DS 2-02.2.1.10 please show sight visibility triangles. Per DS 3-01.5.1.A.1 walls or other visual obstructions over 30" hig, such as the screen wall for the loading zone may not be placed within the SVT's. 5. The PAAL width at the west side of the site is shown measured from the property line, however, there is a fence located along this property line. The PAAL may be located no closer than 2' from this fence. Per DS 3-05.2.2.B.3, a 2' separation is required from a PAAL to any vertical object over 6". Given that, this PAAL would be down to a 12' width at maximum. 6. Per DS 3-05.2.2.B.1, provide a 5' wide pedestrian refuge area inclusive of a 4' wide sidewalk - between the building and the PAALs to the west and the north. Provide a physical separation between the asphalt and the sidewalk along the PAALs, per DS 2-08.4.1 If no pedestrian refuge area is to be provided a Development Services Modification Request (DSMR) application and approval will be required. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. 2. This review was a site plan review only. See note no. 24. 3. Show the connection to the frontage road and Carmen Street. Obtain permission for the D/W entrance location from ADOT and City of Tucson Transportation. 4. A floodplain use permit and an elevation certificate are required for this project. 5. Show the FFE on the site plans. 6. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. Please address. 7. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. List the consulting engineer and the owner/developer on the plans with the pertinent information. 23. Add note: "Depress all landscaped areas 6" maximum for water harvesting". 24. "A grading permit will be required for this project. Submit 3 sets of grading upon completion and submittal of a grading permit application.
