COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site due to an expansion greater than twenty-five (25) percent.

2. Add a note to the plan stating "THIS SITE PLAN IS DESIGNED TO MEET THE REQUIREMENTS OF THE OVERLAY ZONES CRITERIA: SEC. 2.8.3 MAJOR STREETS AND ROUTES (MS&R) SETBACK ZONE".

3. All lettering and dimension shall be the equivalent of twelve (0.12") point or greater in size to facilitate reproduction and photographically reduced (microfilm) for record keeping. There is lettering, scale for the provided details, which does not meet this requirement.

4. D.S. 2-02.2.1.A.4 Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township and range, north arrow and scale.

5. D.S. 2-02.2.1.A.5 Provide the lot bearings on the plan.

6. D.S. 2-02.2.1.A.6 Provide the following for all existing and proposed buildings and structures size, height, overhangs canopies and uses. Also provide overall dimensions for all buildings and structures.

7. D.S. 2-02.2.1.A.7 Show the existing and future curb along all street frontages so that zoning setbacks can be verified.

8. D.S. 2-02.2.1.A.7 Provide Zoning setbacks for the proposed enclosed parking structure North to Camino Principal. This setback is based on developing area and is required to be twenty-one (21) feet or the height of the building wall, which ever is greatest, measured from the back of existing/future curb. Provide the dimension on the plan.

9. D.S. 2-02.2.1.A.7 Provide a dimension between buildings & structures.

10. D.S. 2-02.2.1.A.8 Provide a fully dimensioned layout of the parking.

11. D.S. 2-02.2.1.A.8 Provide typical parking space details for both handicapped and standard spaces.

12. D.S. 2-02.2.1.A.8 Demonstrate on the plan how the proposed enclosed parking will work. If the enclosed parking is required parking demonstrate how the public will have access to this parking. Per LUC Sec. 3.3.7.6 Tandem parking, is not allowed for a commercial use.

13. D.S. 2-02.2.1.A.8 Provide a detail for the required handicapped signage.

14. D.S. 2-02.2.1.A.9 0 Based on the expansion, two (2) Class 2 bicycle parking spaces will be require for this project. Provide a detail for the required Class 2 off-street bicycle parking; including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage if required.

15. D.S. 2-02.2.1.A.10 Show the existing and future sight visibility triangles (SVTs) on the plan.

16. D.S. 2-02.2.1.A.11 Provide dimensions for the points of ingress and egress on the plan.

17. D.S. 2-02.2.1.A.12 Indicate on the plan where the pedestrian circulation/accessible route is location on the site plan. Review D.S. 2-08 and 3-05 and provide the required sidewalks and or pedestrian refuge on the plan. Additional comments may be forth coming.

18. D.S. 2-02.2.1.A.12 Per D.S. 2-08.3.1 a pedestrian circulation/accessible route is required to connect the building to the pedestrian circulation/accessible route located within any adjacent street right-of-way (ROW). If there is not a pedestrian circulation/accessible route located along the ROW than the pedestrian circulation/accessible route must go to the property line.

19. D.S. 2-02.2.1.A.13 If applicable provide the location, type, size and height of existing and proposed freestanding signage and billboards.

20. D.S. 2-02.2.1.A.14 Per LUC Sec. 3.4.4.6 and based on the "SQ. FOOTAGE OF ROOF OF CLEANERS = 2400 SQ. FT." a 10'x18' loading space is required for this project. Provide a fully dimensioned loading space and the maneuvering area on the plan.

21. D.S. 2-02.2.1.A.18 Label both Tanque Verde as an MS&R ROUTE.

22. D.S. 2-02.2.1.A.19 Provide a dimensioned ROW for streets that border this project. Include future ROW if applicable.

23. D.S. 2-02.2.1.A.20 If applicable show all easements of record graphically on the plan together with recording docket and page reference.

24. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting.

25. D.S. 2-02.2.1.A.28 Provide the existing zoning of the parcel and adjacent parcels, including those across streets and alleys.

26. D.S. 2-02.2.1.A.31 Provide an existing and proposed use on the plan. Include any subject section for the proposed use.

28. D.S. 2-02.2.2.A.2 Provide the floor area for each building on the plan. It appears that roof area has been provided.

29. D.S. 2-02.2.2.A.3 Remove all references to "LOT COVERAGE" from the plan. Lot coverage is not applicable for this project.

30. D.S. 2-02.2.2.A.3 Provide an allowed and proposed Floor Area Ratio (FAR) calculation on the plan.

31. D.S. 2-02.2.2.A.4 Provide a required and provided vehicle parking space calculation on the plan.

SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed building plan for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal.

Site Plan:

1. Include a response letter to the comments along with the corrected copies of the SP.
2. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
3. Provide location map per D.S. 2-02.2.1.A.4
4. Label lot dimensions and bearings per D.S. 2-02.2.1.A.5
5. Provide all existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use per D.S. 2-02.2.1.A.6.
6. Provide existing and future sight visibility triangles per D.S. 2-02.2.1.A.10.
7. Label all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.A.11.
8. Label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.A.12.
9. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.A.14.

11. D.S. Sec.2-02.2.1.17: It appears that cut and fill will not be occurring for the proposal. However, as part of the site submittal requirement estimated cut and fill quantities are required to be indicated on the plans so that it is clear to the inspector that no cut in fill is to be taking place. If not cut and fill is taking place indicate the quantity of zero (0) on the plan. Estimated cut and Fill: Cut = 0 and Fill = 0 will suffice.
12. Show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.A.19.
13. All easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.A.20. Verify that all easements are indicated accordingly
14. Sidewalks, curbs and wheelchair ramps are required where applicable per D.S. 3-01.3.0 and installed with "Detectable Warnings" per ADAAG.
15. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.A.21.
16. Provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
17. Show all fences, walls, or vegetation for screening by type, material, height, location and spacing per D.S. 2-02.2.1.A.27.
18. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.A.32 and D.S. 6-01.0.
19. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
20. Show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
21. Show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
22. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
23. D.S. 2-08.3.1: Pedestrian Circulation Paths Required. Within all development, a continuous pedestrian circulation path is required. This path must connect all public access areas of the development and the pedestrian circulation path located in any adjacent streets. The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas, and all other common use areas. Areas within the development which are not required to be connected to the pedestrian circulation path are those which will be used only for maintenance or for nonpublic truck use, such as truck loading spaces.
24. Provide the site plan activity number on each sheet in the lower right hand corner.
25. Please note that subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions that occur to the plans.
26. Review by engineering was completed for full code compliance. Provide dimensions and explanation of use for 20' X 20' existing CMU wall labeled covered parking. Explain intent and use for 20' X 20' area.

If the expansion is less than 50%, the requirements of this Division apply only to the proposed expansion. Existing development on the site is subject to the zoning regulations in effect at the time the existing development received zoning approval per LUC 3.7.1.2.B

If the expansion is 50% or greater, or if expansions as of February 15, 1991 cumulatively result in a 50% or greater expansion in land area, floor area, lot coverage, or vehicular use area, the requirements of this Division apply to the entire site per LUC 3.7.1.2.B.
