T07CM03214 WILLDAN PROJECT NO. 13881-7076 The initial review for the above project has been completed. This letter contains comments, which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all indicated corrections and revisions to the plans must be made, and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2006 IBC, 2006 IMC, 2006 IECC, 2006 UPC, 2006 IFC, and the 2005 NEC (with local modifications). Any revisions to this plan will require an additional review and approval by Willdan. Should you have questions regarding the comments herein, please contact your plans examiner Roger Brooks. Sprinklered Alarms Business – Office (B) 29 V-B 2,900 No No Special Inspection is required for the following items: High Strength Bolting; Welding – Shop & Field The following items are acceptable for deferred submittals: a. Prefabricated Metal Building and Canopy GENERAL COMMENTS: A signed special inspection form from the City of Tucson is required for High Strength Bolting and Welding – Shop & Field at the time that the plans are resubmitted for a back check. Reference the City of Tucson Submittal Policy. A deferred submittal letter for Prefabricated Metal Building and Canopy will need to be forwarded directly to the Building Official and approved prior to the plans being delivered to the City. Reference the City of Tucson Submittal Policy. This review is only for Architectural and Structural. The Plumbing, Mechanical and Electrical reviews were done by City of Tucson staff. See the comments on the City web site under Development Services Department. Prior approval by the City Building Official is required for all deferred submittal items or components. Submit a request in writing and provide a copy of the approval along with the submittal for back-check. IBC Section 106.3.4.2. The plans show both the 2,900sf building and the attached canopy over the basketball court. The allowable area ratios, for the buildings under roof, need to be justified by calculation. Reference IBC Section 503, Table 503 and Section 502.1, Definition, “Area, Building”. If the existing office building is not included in calculating the allowable area, the new building’s south wall shall require a 1-hour fire resistive rating. Reference IBC Table 602. ARCHITECTURAL COMMENTS: Sheet A1 Please number the exit door at the northeast corner of the building. Reference IBC Section 106.1.1. There are no dimensions for the new canopy over the basketball court. Please provide the dimensions to define the size of the canopy. Reference IBC Section 106.1.1. Sheet A2 Provide dimensions at the approaches to toilet room doors and the doors to the access hallway to show compliance with 2003 ICC/ANSI 117.1 Section 404 for maneuvering clearances. Please clarify the abbreviation “SV” used on the Finish Schedule at the Toilet Rooms floor and base. Reference IBC Section 1210.1. Please explain the locks on Doors 106A and 106B. Locking hardware could prevent occupants of the south portion of the building from access to the drinking fountain in the north portion of the building. If this is to be maintained, an additional drinking fountain shall be required on the south portion of the building. Reference IBC Table 2902.1. General Note #7 references ADDAG Details on Sheet A3. It appears to be a “typo” and should reference Sheet A4. Please correct. Reference IBC Section 106.1.1. STRUCTURAL COMMENTS: Sheet S100 Please correct the required edition of the IBC to the 2006 as adopted with local amendments on both plans and calculations.
