COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This project is part of the Sierra Tortuga Subdivision which requires review of the cross slope by engineering. Once engineering has approved the plan, zoning will then complete the review and approve.

2. Vehicular access and utilities to this property appear to be located on the property adjacent to the north property line. An ingress/egress and utilities easement will be required to be placed over the portion of the adjacent property to the north. Provide a copy of the recorded easement as well as placing the location of the easement on the site plan. Indicate on the site plan the docket and page of the recording of the easement.

Indicate the location of the electric, gas and water lines.

Per the final plat recorded in the Subdivision Map and Plats BK 53 - PG 6 there is a 75' radius private road easement and a 100' radius slope and utility easement located from the center of the cul-de-sac. Indicate both on the site plan.

3. The detached accessory structure located north of the main house does not meet the required setback of 25' from the east property line. Provide on the site plan a written waiver from the adjoining property owner stating that they have no objection to the location of the "storage structure" as indicated on this site plan.

Provide dimensioned elevation drawings of the proposed "storage structure". Note: The maximum height of a detached accessory structure is 12' measured from the adjacent grade.

Add notes (including heading) to site plan pertaining to: Vegetation Retention and Re-vegetation:

A. Vegetation Retention.

1. Existing trees with four (4) inch or greater trunk diameter and cacti will be preserved in their original locations, except for building sites and access and utilities serving building sites.

2. When retention of the above trees and cacti in their original locations is not possible due to building site location, the trees and cacti will be salvaged and replanted in areas requiring re-vegetation, whenever possible.

B. Re-vegetation. All cut or fill slopes, which are no steeper than three (3:1) and all utility trenches or septic leaching fields which are not located in parking or driveway areas will be re-vegetated in compliance with the following requirements.

1. All plants used in revegetation must be the same as the native vegetation on the site or any adjacent site prior to grading or clearing.

2. Revegetation will be accomplished with the following minimum requirements for plants.

a. Desert trees, a minimum of fifteen (15) gallon size with a minimum trunk diameter of two (2) inches measured at the soil level, or large specimen cactus will be placed at the same vegetation density found on the site prior to any clearing, grubbing, or grading.

b. Seeds for trees, desert shrubs, and grasses will be planted with a density adequate to control erosion and may use one of the following methods of planting or any other method approved by the Zoning Review Section at DSD.

1) Raked into the soil with appropriate mulch materials;
2) Hydro-seeding;
3) Anchored mulches; or
4) Established on jute, rolled straw, or similar material.

3. A temporary watering system must be installed until the revegetation materials are established.

3. Add note to site plan: Fencing shall be required during construction per DS 2-06.8.0 Fig.1 for all undisturbed natural desert areas of Protected Native Plants and for individual Protected Native Plants to be preserved-in-place. The area to be fenced shall be beyond the "drip-line" of the vegetation by one-half (½) the distance of the "drip-line" radius. For Saguaros and cacti, the area to be fenced shall be equal to the distance of one-half (½) the height of the plant per DS 2-15.6.0

SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed site plan for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal.

Site Plan:

1. Provide a response letter to the comments along with the corrected copies of the Site Plan.
2. Please provide project address per D.S. 2-02.2.1.3.
3. DS Sec.2-02.2.1.A.4: Revise the project location map on Sheet A1.0. Provide a small, project location map drawn at a scale of 3" = 1 mile. Show the subject property approximately centered within one square mile. Provide section, township and range in addition to section corners scale and north arrow.
4. Provide all existing and proposed buildings and structures, height, overhangs, canopies, and use per D.S. 2-02.2.1.6.
5. Show all points of egress and ingress including locations and width of driveways per D.S. 2-02.2.1.11.
6. Provide estimated cut & fill quantities per D.S. 2-02.2.1.17.
7. Provide recordation information for road and list as private DS 2-02.2.1.19.
8. Verify that all easement of record have been graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20.
9. Label existing topographic contours at intervals not exceeding two (2) feet and provide Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. The benchmark description shall also note where the benchmark is located. Provide contour interval on plan (Example: Contour Interval = 2').
10. Provide Site activity number on each sheet in the lower right hand corner per D.S. 2-02.2.1.29.
11. List the consulting engineer/architect and the owner/developer on the plans with the pertinent information. Verify that name, address, phone number, contact name and e-mail address have been provided.
12. Grading permit is required.
13. For HDZ Compliance Provide cut and fill quantities, provide letter referenced and provided HDZ calculations.
14. A copy of the stamped approved Site Plan must be included with the Grading Plan submittal. If site plan is in review provide a copy of the most recent Site Plan.
15. Note that no white out is permitted on plans for stamped approval.
