Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 6/12/2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

· All code references to the International Residential Code shall be changed from 2003 to 2006 with appropriate paragraph references. Reference Notes sheet #2, 6 & 8.

SITE PLAN:

1. Indicate the location of sewer lines from property line to building, R106.1.1.
2. Show the water pipe size from the meter to the building. Show the point of connection for the proposed hot and cold branches. The pipe must be sized for the calculated load, 2006 UPC 610.1.

FOUNDATION PLANS:

1. Show or note (Detail C/4) a 6" minimum separation of untreated exterior posts or columns above finished grade, R319.1.4 exception 1.
2. Show compliance with termite treatment, R320 as amended.

FLOOR PLANS:

1. The Site Plan shows the new construction 3' from the Carport. Each structure requires a 3' spacing from a line used to determine fire separation distance. Exterior walls with a fire separation distance less than 3-foot shall have not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 720.1(2), Items 15-1.1 to 15-1.16 for the new construction (dwelling & porch), or add a fire rated wall at the Carport, or join the roof structures.
2. Projections shall not extend to a point closer than 2 feet from the property line or line used to determine fire separation distance, and when extending into the 3-foot fire separation distance shall have not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended), or join the roof structures.
3. Show compliance with R303.1 providing natural ventilation (Living room and Kitchen area) of (4%), or approved mechanical ventilation.

STRUCTURAL PLANS:

ELEVATIONS:

1. Provide complete drawings of all elevations. Locate gable venting on elevations and eave venting on Detail E/4, R301.1.
2. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation, R905.
3. Note and specify appropriate (two-layer) underlayment material if using the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7. The non-vented Design #4 is not appropriate for shingle roofs and is not consistent with the selected roof design.

SECTIONS - DETAILS:

1. Provide fiber-cement board rather than moisture resistant (green) gypsum board in tub and shower areas, R702.4.2.
2. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cords and eave venting is used, R806.3. This may be accomplished w/ baffles.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2006 Uniform Plumbing Code with state amendments. The plans (Plumbing Fixture Schedule) should reference this code, or appeal to the Building Official for IRC design approval.
2. Provide a fixture unit schedule (include dishwasher) UPC Tables 6-4 & 7-3.
3. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5'(all drains with a sink) UPC 707.4.
4. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6. The water closet VTR may be used as the cleanout if increased to 2-½" (3" ABS).

3. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Confined spaces require a minimum of two 100 SQ. IN. openings, M1702.2.

OUTDOOR LIGHTING CODE

1. The product sheet provided shows an unshielded fixture with iridescent glass (Fixture "A"). Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. The existing Fixtures "B" appear to have exceeded the unshielded lumen limit, therefore the new fixture must be of the full cut-off FCO style. Select an appropriate fixture and label the new fixture as Full Cut-Off on the Electrical Plan.
