This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " All code references to the International Residential Code shall be changed from 2003 to 2006 with appropriate paragraph references. " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. FOUNDATION PLANS: 1. Show the footing size for locations referenced at Detail 101 & 108, and identify F-4 on the Footing Schedule, R403.1. SECTIONS - DETAILS: 1. Show consistent floor framing sizes on both plan (2x10) and Detail 106 (2x8), R106.1.1. 2. Show or note wood framing members resting on concrete as pressure treated, R319.1 item 2. (Detail 102, 107 & 119) 3. Show detail references 216 & 217 at appropriate locations on the First Floor Framing Plan A-2 with 2x8 framing. PLUMBING PLANS: 1. Provide a fixture unit schedule (to include existing fixtures) UPC Tables 6-5 & 7-3 for sizing the supply pipe and meter. Show consistent 2006 UPC units on both schedules. 2. Provide an isometric drawing of waste lines (two story distribution) showing the size of waste lines, vents and required clean-outs, UPC 103.2. 3. Drainage piping serving fixtures which have flood level rim located below the elevation of the next upstream manhole cover of the public sewer, shall be protected from back-flow of sewage by a backwater valve, UPC 603.3. Note and specify on plan the location and type if required. 4. Show a clean-out at kitchen sink P-5 and locate on plan, UPC 707.4 W/ State amendment. 5. Upgrade the undersized 1" gas line serving the four new and future appliances, UPC 1217.2, & Table 12-7. MECHANICAL PLANS: 1. Show the location of zone #2 thermostat, M1302.1. 2. Show bathroom exhaust EF-2 on the plan, M1507.2. 3. Show the kitchen exhaust fan minimum 100 CFM rating if installed at hood, M1507.3. 4. Upgrade the undersized return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). ELECTRICAL PLANS: 1. Note on plan that all electrical work shall comply with 2006 IRC Note #1. 2. Show a smoke alarm device at the upper stairway level, R313.2. 3. Revise electrical riser diagram showing the sub-panel and the feeder conductor & conduit size, E3303, E3502.1 & E3503.1. 4. Provide a panel schedule showing wire size or add all installed wire sizes to Note #8, E3304.11 & E3606.2. 5. Revise the electrical load calculations showing the electrical water heater (circuit #20), E3502. 6. Provide the load rating of the under-counter water heater on circuit B-20. Appliances and equipment on general purpose circuits may not exceed 50% of the branch circuit rating, E3602.5. 7. Show the receptacle or disconnect location with circuit number for the Sump Pump (circuit #21), E3603.5. 8. Verify the receptacle location within reach for the Sump Pump (circuit #23), E3809.1. 9. Note that an arc-fault circuit interrupter (combination type starting 1/1/2008) shall protect bedroom outlets including lights (circuit #30), E3802.12. OUTDOOR LIGHTING CODE 1. Revise the Lighting Calculation showing Fixture "F" as full cut-off since these fixtures exceed the unshielded limit of 1,800 lumens. This fixture may be considered Full Cut-Off with the downward positioned louver plate. 2. Show Fixture "I" as unshielded since the manufacturer's spec sheet is not available. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show the "U" factors of the windows and doors on the plans (A-8) as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2. 2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing (Detail 204). Identify the product that provides the intended value. 3.
