COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


1. DS 2-02.2.1.8 Per IBC Sec. 1106.5 One van accessible handicap parking space is required for every six or fraction thereof provided handicap parking spaces. The provided handicap parking space is not a van accessible parking space. An 8' wide access aisle with an 8' wide parking space is required or an 11' wide parking space with a 5' access aisle . Revise plan and detail 9 of C1.2.

2. Keynote #12 indicates a 12x35 loading zone, the plan indicates a 10x18. Revise note.

In the land use requirements block on page C1.0 the code section and the size of the loading zone are incorrect. Revise.

3. Provide 2 cpoies of the site plan for approval.

4. The above comments are minor in nature and can be reviewed over the counter by setting an appointment with me.

RESUBMITTAL REQUIRED: SITE PLAN


1. A grading plan will be required for this project. At the time of the next submittal submit a completed grading application to formally start the review process for grading. DS 2-02.2.1.A.17.

2. The refuse container location as indicated on the site plan cannot be located at the back of the required back up spur. Revise the site plan to show the refuse container in a different location. Refer to Development Standard 6-01 for commercial requirements. Show vehicle maneuverability. DS 2-02.2.1.32
