DS 2-02.2.1.7 The indicated allowed/required setback for the west setback is not correct. Per LUC Sec. 3.2.6.5 the required setback is 20' or 1 ½ times the height of the structure whichever is greater. Revise note. 2. DS 2-02.2.1.8 On detail 9 sheet C1.2, clearly indicate the required maximum slope for the handicap parking space and access aisle per ANSI 117.1-2003 Sec. 502.5. (max. 1:48 slope) 3. DS 2-02.2.1.9 Per DS 2-09.4.1, class 2 bicycle parking spaces are to be located no more than 50' from the main building entrance. Clearly indicate the location of the main entrance of the building on the site plan. 4. DS 2-02.2.1.11 See DS 3-05.2.2.D for design criteria regarding the required back up spur located near the north east corner of the property. As shown the backup spur does not meet the minimum requirements of 3' radius, 24' width, and minimum of 3' clear area behind the backup spur. The trash enclosure will not be allowed to be located at the backup spur as indicated on the site plan. 5. DS 2-02.2.1.12 The truncated domes indicated on the site plan and detail 9 of sheet C1.2 are located in the wrong location. They are to be located on the landing, across the full width the access aisle to a depth of 24". Truncated domes are also required on the handicap ramps located in the right of way. See engineering comments. 6. DS 2-02.2.1.13 If applicable, provide the location, type, size and height of existing and proposed signage. 7. DS 2-02.2.1.14 Clearly demonstrate maneuverability for the loading zone. See engineering comments. FYI: There has been a change to the requirements for loading zones in the LUC. LUC Sec. 3.4.5 has been revised in order to provide a smaller loading zone for some uses. The changes to the LUC are available on line. For this project a review of the new loading zone requirements might be a help. In Commercial Services Use Group, Administrative and Professional Office Sec. 3.4.5.6 can be used if the building is less than 5000 sq. ft. This allows a 10X18 loading zone with less restrictive screening possible. 8. DS 2-02.2.1.28 Darken the surrounding zoning callouts for the adjacent properties to a legible line weight. 9. DS 2-02.2.1.32 The refuse container location as indicated on the site plan cannot be located at the back of the required back up spur. 10. DS 2-02.2.2.A.2 Provide on the site plan, dimensions for the foot print of the proposed structure. 11. All accessible curb ramps shall have truncated domes installed that shall be twenty-four (24) inches minimum in the direction of travel and extend the full width of the curb ramp or flush surface. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line. ANSI 406.12, ANSI 705 7. Show the loading vehicle maneuverability for the required loading space. The minimum requirements for a 30' single unit vehicle is an outside radius of 42' and inside radius of 28'. American Association of State Highway and Transportation Officials. 8. All easements affecting the property must be graphically shown on the site plan with docket and page. Keynote 27 depicts a power pole to remain; show the easement information on the plan. DS 2-02.2.1.A.20. 9. From the street centerline of Jerrie Avenue dimension to the proposed sidewalk. DS 2-02.2.1.A.21. 10. The refuse container location as indicated on the site plan cannot be located at the back of the required back up spur.
