This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC with the exception of the plumbing portion which has been replaced with the 2006 UPC with amendments. All plans should reference these codes. See this site for all adopted amendments: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html · Provide ¼" = 1' scaled drawings with legible notation (minimum 1/8" lettering). · Provide consecutive sheet numbers on each construction drawing, R106.1.1. · Interior alterations must include the installation of smoke alarms if not existing, R313.2.1. FOUNDATION PLANS: 1. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade and support by metal pedestal with 1" space above the floor, R319.1.4 exception 1. Posts closer to grade than 6" are required to be treated or redwood. 2. Show compliance with termite treatment, R320 as amended. FLOOR PLANS: 1. The area shown as Existing Single Bedroom may not function as a bedroom without direct exterior egress by window or door, R310. Show a new functional use. 2. A habitable room (Existing Enclosed Area) requires compliance with R303.1 providing natural light of 8% and natural ventilation of 4% of the floor space. These requirements can be satisfied with fixed in place lighting and a mechanical ventilation system, or the space can be used as a hall and/or storage room without R303.1 compliance. 3. Show or note that the water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture), R307.1. 4. Locate and identify 4' brace wall panels at the ends (within 12.5') of all wall lines for avoiding the requirement of tie-downs at panels less than 4' wide, Table R602.10.6. STRUCTURAL PLANS: 1. Provide complete roof and floor framing plans. Show size and span of all framing members (headers), R301.1. Show sizes consistent with Table 502.5(1) & (2). 2. Identify brace wall panel materials (min 3/8" OSB) and locations along with the appropriate nailing schedule (8d @ 6" o/c edge & @12" o/c field), R602.10.6. SECTIONS - DETAILS: 1. Anchor post bases with minimum ½" diameter bolts with 7" embedment (Porch Section), R319.1 & R403.1.6. 2. Note or detail interior wall and ceiling covering (1/2" GWB), R702.3. 3. Provide fiber-cement board rather than moisture resistant (green) gypsum board in tub and shower areas, R702.4.2. 4. Show weep screeds with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. PLUMBING PLANS: 1. The City of Tucson has adopted the 2006 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code. 2. Provide a fixture unit schedule (to include existing fixtures) UPC Tables 6-4 & 7-3. 3. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment. 4. Plumbing vents shall be a minimum of 10' away or 3' above all air intakes (evap cooler), UPC 906.2. MECHANICAL PLANS: 1. Show bathroom exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3. 2. Mechanical draft vent systems (exhaust fan) shall terminate at least 3' above forced air inlets (evap cooler) located within 10', G2427.8. ELECTRICAL PLANS: 1. Note at the location of the existing panel on the Electrical Plan if removed or changed to a junction box, E3501.6.2. 2. Designate the circuit number at the location of each light fixture, receptacle (Bathroom), appliance (baseboard heater), smoke detector and equipment disconnect switch (evap cooler), E3603.5. 3. Show receptacle outlets at wall spaces 2' or more so that no point along the wall (exclude door openings) is more than 6' from a receptacle outlet, E3801.2. 4. Show receptacle outlets at each kitchen counter space wider than 12" so that no point along the wall line is more than 24" from a receptacle outlet, E3801.4.1. 5. Note that two or more 2O AMP small appliance circuits shall be provided to serve kitchen countertop receptacle outlets (presently showing #4); they may also serve the breakfast room and dining room. Such circuits shall not serve other rooms, E3603.2 and E3801.3 through E3801.4.5. 6. Show the exterior outlet with GFCI protected E3802.3, with weatherproof cover for preventing moisture from entering electrical boxes in damp or wet locations, E3805.11. 7. All receptacle outlets in kitchens shall have ground fault circuit interrupting protection. Label each receptacle GFCI requiring such protection, E3802. 8. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.75. Show this value (rather than 0.87) and the solar heat gain coefficient SHGC minimum value of 0.40, N1102.1.
