RESUBMITTAL REQUIRED: Site Plan

SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed site plan for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. The following items need to be addressed to the next submittal:

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the Site Plan.

2. D.S. Sec.2-02.2.1.5: Provide bearings for lot dimensions.

3. D.S. Sec.2-02.2.1.10: Label existing sight visibility triangles.

4. D.S. Sec.2-02.2.1.11: Show all points of egress and ingress including locations and width of driveways.

5. D.S. Sec.2-02.2.1.16: Provide drainage patterns and locations of all concentration points. Indicate drainage symbol in legend to differentiate between drainage arrows and grading arrows.

6. D.S. Sec.2-02.2.1.21: Provide right of way dimensions and dimension from street center line to existing and proposed curbs, proposed sidewalks, driveways, and utility lines.

7. D.S. Sec.3-01.3.3.A: Sidewalks are required as part of new development of all properties. All new subdivisions and applications for building permits shall provide five (5) foot wide sidewalks along the entire length of street frontage, whether public or private, of the property in question. The sidewalk requirements also apply to expansions in floor area, site area, or vehicular use area of twenty- five (25) percent or more. Please five (5) foot wide sidewalk along the entire length of street frontage.

8. D.S. Sec.2-02.2.1.23: Please provide existing and proposed topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number.

9. D.S. Sec.2-02.2.1.27: Show all fences, walls, or vegetation for screening and sight visibility by type, material, height, location and spacing.

10. D.S. 2-02.2.1.29: Show Site Plan number T07CM03055 on all sheets.

11. D.S. Sec.11-01.8.1A: Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements.

12. D.S. Sec.11-01.8.2: Fill slopes shall not be constructed on natural slopes steeper than 1 unit vertical in 2 unit's horizontal (50% slope). The ground surface shall be prepared to receive fill by removing vegetation, non-complying fill, topsoil and other unsuitable materials scarifying to provide bond with the new fill and, where slopes are steeper than 1 unit vertical in 5 units horizontal (20% slope) and the height is greater than 5 feet (1524 mm), by benching into sound bedrock or other competent material as determined by the soils engineer. The bench under the toe of a fill shall be at least 10 feet (3048 mm) wide The area beyond the toe of fill is to be placed over a cut, the bench under the toe of fill shall be at least 10 feet (3048 mm) wide but the cut shall be made before placing the fill and acceptance by the soils engineer or engineering geologist or both as a suitable foundation of fill. Call out fill slopes on site.

13. D.S. Sec.11-01.9.1: Cut and fill slopes shall be set back from site boundaries. Set back dimensions shall be horizontal distances measured perpendicular to the site boundary. Indicate setback dimensions of fill material and call out slopes.

14. D.S. Sec.11-01.9.2: The top of cut slopes shall not be made nearer to a site boundary line than one fifth of the vertical height of cut with a minimum of 2 feet (610 mm) and a maximum of 10 feet (3048 mm). The setback may need to be increased for any required interceptor drains. Provide slopes from property lines.

15. D.S. Sec.11-01.9.3: The top of fill slopes shall not be made nearer to a site boundary line than one half of the height of the slope with a minimum of 2 feet (610 mm) and a maximum of 20 feet (6096 mm). Where a fill slope is to be located near the site boundary and the adjacent off-site property is developed, special precautions shall be incorporated in the work as Development Services Department deems necessary to protect the adjoining property from damage as a result of grading. The setback may need to be increased for any required interceptor drains. Provide slopes from property lines.

16. DS Sec.2-05.1.4.H.2: Review and approval from TDOT Permits and Codes for all proposed improvements including sidewalk within the public right of way will be required. A right-of-way use permit application will be required prior to construction. Contact Steve Tineo at 741-3115 for all right-of-way requirements and permit applications.

17. Please show a typical driveway or call out the percentage of slopes. Call out the grade break at the driveway, if applicable.

18. A Grading Permit and Plan will be required for this project. Submit 3 sets of grading plan with text, upon completion and submittal of a grading permit application. A grading permit may not be issued prior to site plan approval. However, site plan will not be approved prior to grading plan submittal. Subsequent comments must be addressed for site plan prior to grading permit approval.

19. Grading information, including proposed grading area, amount of grading by square feet and percentage of lot area, proposed contours, and locations of all areas of cut and fill.

20. Provide topographic information of the existing terrain, prior to any grading, grubbing, clearing, excavation, or modification, with contour intervals as specified in Development Standard 9-04.0.

21. The location, size, color and textural treatment of all retaining walls, riprapped slopes, or other constructed means of slope stabilization must be shown on one (1) of the plans submitted.

3. PLEASE REMOVE THE RECEPTACLE FROM THE "GREAT ROOM" SIDE OF THE KITCHEN PENINSULA. THIS IS A RECENT "INTERPRETATION" FROM THE INSPECTORS AS A REFLECTION OF A SAFETY ISSUE. KNEES OF ONE SITTING ON A STOOL AT THE PENINSULA COULD PULL AN APPLIANCE TO THE LAP. SEE E3801.4.5 .
THE PENINSULA CABINET IS NOT TO BE CONSIDERED WALL SPACE FOR THE "GREAT ROOM".
